Best Accounting Software when managing both Short Term Rental and Long Term Rental Properties

I’m struggling using Buildium for Long Term Rentals and Hospitable for Short Term Rentals. And have to manually enter receivables for short term stays into Buildium for owner payouts. As many of the short term owners both own STRs and LTRs, and some properties will move in and out of both STRs and LTRs. 

 

Curious what other managers are doing to successfully operate a business that has both STR and LTR!

Following. We have LTR and STR as well. I use Quickbooks right now but trying to explore options for doing this better/more efficiently.

I just reached out to Nick to learn more. Seems like a great opportunity to find a solution that meets the needs of many owners and managers who have both Short and Long Term Rental Properties. Right now we have a massive Google Spreadsheet, with 100’s of SumIf statements → tons of opportunities for data entry errors etc. The issue that we’re experiencing is:

  1. easy coding of expenses to the correct properties
  2. easy allocation of revenue to specific properties
  3. easy fee assignment to owners that results in revenue to the management company, including upsells, late fees etc.

I switched from QBO to REIHub last year.  It’s much cheaper, and also far easier to use.

I built my own full stack using Google Cloud, Python, and Flutter. We stopped using quickbooks because it’s a million dollars and not quick! Now I automatically separate all expenses utilizing a Google AI to ingest an image of the invoice or receipt and populate the spreadsheet with summary then separate by business, then house, and recombine the numbers utilizing an AI-assistant to format spreadsheets. Next up, slowly adding automation and more native/automatic integration with Hospitable for the income portion of the finances.
