Unanswered questions

I have an unbelievable situation that has transpired with Hospitable. I have a booking that I manually priced at $495 a night. And when the booking came through, the Hospitable or Airbnb pricing arbirtrarily reduced my previously manually set rate $118 a night. It’s a premium weekend (college homecoming) — and got booked immediately. Even though my calendar showed $495 a night, the rate charged to the guest was $118 a night. Hospitable has confirmed the rate was set to $495 a night and cannot explain the variance. Airbnb is giving me no support. And Hospitable is now non-responsive. I am left holding the bag. I can’t cancel the guest without penalization by Airbnb, and I’m getting no answers from Hospitable. I will lose more than $1000 on this booking alone. It’s truly unreal. I can’t get anyone to help me. What do I do? 

Hi everyone! Does anyone know an easy way to send one-way SMS messages to guests using Zapier, Make, or another tool that integrates with Hospitable?I understand Hospitable has been working on a two-way SMS feature, but I'm done waiting for it. I really need this now.I'd like to automatically send messages such as booking confirmations, check-in instructions, access codes, or location details. Sometimes guests can't access their Booking.com or Airbnb messages, so SMS would be a useful backup.Any recommendations?Thanks!Luis

The checkout widget was working fine, but out of nowhere it stopped adding some of the taxes on direct bookins. My lastest bookings are being processed with not taxes. No one answers this urgent matter in the help section 

my guest purchased a pet up Cell, but because she had added a pet in her booking, she was also charged by so now she’s been charged double how do I refund the app through Hospitable?

So I have a reservation coming in on Friday for a very popular luxury condominium (worth about $6 Million).  The guest messaged me today he made a mistake and needs to come in a day early.  This condo is booked back to back all month.  The guest returned saying he would give a bad review, if I didn’t give him a full refund.  I escalated this to Airbnb support.  There two solutions were 1) Full Refund (guest wins!) or 2) Let them stay and they will suppress the review.   ZERO mention of any repercussions  for the guests.  This is troubling on SO many levels.   Can you imagine if all Airbnb guests were empowered like this. Has anyone else experienced this.  I hate the felling of empowering guests to simply threaten hosts to get out of cancellation policies. 

Hi all,wondering if anyone has experience with this: we'd like to offer airport transfer arrangements to guests as a paid add-on, collected via a payment link (not through Airbnb's Resolution Center) after the reservation is confirmed. Has anyone done something similar for transfers/taxis specifically, and if so, have you had any issues with Airbnb's Off-Platform Policy? Curious how others handle this in practice, given Resolution Center fees eat too much into a low-margin service like a taxi transfer. Would appreciate hearing real experiences, not just the official policy wording. BR,Azur

I have a feature request/question.I have had the chance to use Guesty on my previous job. noticed that Guesty has an option when sending a message to a guest where the host can choose the communication channel—WhatsApp, email, SMS, or the OTA messaging system.Is this something Hospitable currently offers, or is there a way to choose the specific channel when sending a message? If not, would it be possible to consider adding this feature in the future?We manage guest communications across multiple channels, so having the ability to choose where a message is sent would be really helpful.Thank you!

Is there a way to set the minimum age of 21 for guest to rent a room ? 

I built a couple of revenue-recovery automations for Hospitable — looking for hosts to try themI manage several STRs through Hospitable and kept noticing two pretty simple places where revenue was slipping through the cracks: Orphan nights — those annoying 1–2 night gaps between reservations that are difficult to sell normally. Expired Airbnb inquiries/offers — guests who showed real booking intent but never completed the reservation. So I built a plugin/workflow that uses the Hospitable connection to automate both.For gap nights, it finds the vacancy and determines whether it makes more sense to offer the departing guest an extra night or the arriving guest an early arrival. I am 4 months into being a host (3 beach properties) and have achieved Superhost status thru AirBNB.  We have 155 AirBNB bookings and only 5 VRBO. I’d like to hire a 3rd party review this. Also, are our descriptions, pictures and pricing strategies best for the algorithms.  Please advise as to who might be most capable to help me with this.

How are the pop ups showing up on Airbnb to sell unbookable nights? I’ve seen this on other listings to add a day at a special rate. How can I get this to show up when there is an orphan night?

First time in 2 years. No new  reservations for 3 weeks for 2 properties on Airbnb or VRBO. Operate with all 5 stars reviews for 2 years. This came out of nowhere and isn’t getting any better. Competitive prices and discounts offered. I need feedback please.

I’ve been getting a lot of people fighting back on doing them because “Airbnb “ is telling them to not do anything off platform? 3 years never had these problems until now. Always been listed I require those as well. Just odd all of a sudden, would love to know what Airbnb is feeding them from that side. Anyone else experience this?

We just had a guest with two EV vehicles and want to attract more therefore we are looking into charging stations as well. Seamless integration would be very nice. Hi Hospitable Team,I recently integrated my listings with VRBO, but the system automatically forced all my booking types to "24-Hour Review." Even after manually changing my settings to Instant Book, a booking request came through that requires approval.There is currently no option or button in Hospitable for me to accept this request. Additionally, it has been over 24 hours without access to a human support agent. Please advise on how I can accept this request before it expires.

Having an issue where all metric calculation widgets are stalled. This used to populate for me very quickly. Anyone else seeing this? 

We have a hot tub and I would LOVE to see anyone’s hot tub agreements and signage around hot tub. Looking for the proper terminology for the rental agreement and creative ways to have Hot tub rules hung.

I’m hitting a roadblock and hoping someone here has found a workaround.I have multiple Airbnb and Vrbo listings connected to Hospitable (7 total). One of the properties is different because I only rent it as a monthly rental. I still want it advertised on both Airbnb and Vrbo, but I do not need to manage it through Hospitable since I’m not using automated messaging, pricing tools, or short-term rental features for this property.My goal is:Keep the property live on Airbnb and Vrbo Keep managing it directly through those platforms Have it muted in Hospitable so it is not managed/billed thereThis works perfectly with the same property on Airbnb — I can mute it in Hospitable while keeping the Airbnb listing active. However, I cannot get the Vrbo version to do the same thing.Whenever I try to adjust it, Vrbo seems to require the Hospitable connection to remain active, and I only see options that would disconnect all Vrbo listings instead of just this one.Has anyone dealt with this with a Vr
