Has anyone else started seeing Airbnb enforce the new house-rule setup already?  I already have limits on who much I can add into my “additional information” section, which is now called “requests during the stay” (not rules….).  Also it’s flagging my rental agreement requirement already as a “problem”The bigger issue here is not just rental agreements. Airbnb appears to be moving toward:No separate rental agreements for most stays Much tighter limits on custom house rules (I think they allow TWO) Many important protections being pushed into “Requests,” which are weaker than actual rules Very limited space for custom language Local-rule fields focused mainly on government/HOA fines Restrictions on off-platform verification/registration workflowsFor professionally managed homes, this is a major reduction in host control. Things like pool safety rules, no glass at the pool, guest verification, issue-reporting requirements, visitor restrictions, excessive-cleaning responsibility, and othe

So I opened up my Uber One app last night and saw the hotels “tab”. Then I looked up if they offer vacation rentals, and found some articles that Uber is partnering with Expedia to launch VRBO vacation rentals into the app by end of this year. I’m wondering how hosts are finding the VRBO listing experience. I tried to set mine up before and found their onboarding template had really poor user experience. Now with the upcoming changes on ABB for guest agreements and verification, I’m thinking I better get my VRBO listing doneWOuld love to hear from hosts who use VRBO through Hospitable.ThanksJen

I currently receive the vast majority of my bookings through Airbnb, with only a small percentage coming from Booking.com, Vrbo, and my Hospitable direct booking site.I only manage one property, but I’ve continued paying for Hospitable’s Professional plan because of the additional features and functionality. With Airbnb’s new rules restricting how hosts can direct guests to external guest portals for ID verification and rental agreements, I’m starting to question whether the Professional plan still makes financial sense for smaller hosts like me.If we can no longer use the guest portal for these purposes, it seems like one of the main remaining benefits is upsells. In my case, the only upsell I offer is pool heat, so that alone may not justify the cost.My question for Hospitable: What are you doing to help hosts navigate Airbnb’s new rules? Are there plans for alternative solutions, updated features, or changes that will help us maintain the value of the Professional plan? And for other

VRBO’s new fees go into effect in six days -- I’d like to adjust my mark-up accordingly but I’m still not clear on what it should be and whether or not Hospitable will handle it the same way as it did for the Airbnb changes. PC indicated that there would be an aligned approach (+13.4% I think for rates and fees) but I haven’t seen anything at all related to this. Also, are we now essentially double-paying for payment processing if we’re VRBO integrated? And if so, should the mark-up be closer to 16%? I appreciate that it’s been a crazy week with all the Airbnb noise and global security issues but I’m feeling very blind around this one -- even just telling us “we still really don’t know what VRBO is going to do - they aren’t talking to us either” would be helpful (in which case I’ll probably just turn my listing off for a bit). Any additional information would be great. Please!

The wi fi porter which is an integration from Hospitable seems to no be banned by air bnb. What is the work around for this. Obviously collecting e mail is a vital component to building a direct booking business.

I'm imagining there has to be a way to create an HOA for my single-family home short-term rental that's already held in an LLC and further owned by a holding company. It may be some legal gymnastics, but I insist on having ID verification and a rental agreement for my luxury coastal short-term rental that has a pool and a hot tub. As I read it, my state of North Carolina has the North Carolina’s Vacation Rental Act (N.C. Gen. Stat. §§ 42A-4, 42A-10, and 42A-11) and applies to ABB’s new rules [As I understand it, a compliant written vacation rental agreement is required for covered residential stays of fewer than 90 days for vacation, leisure, or recreation, where guests have a permanent residence they intend to return to] - but now I'm wondering how to enforce age and ID verification.  I'm thinking an HOA covenant could require that and further reinforce my rental agreement. Anyone know a great real estate attorney in the state of North Carolina?  I'd love to engage with someone to rev

Hi EveryoneHas anyone got any experience of remitting local taxes for booking.com reservations.  We have been asked to remit our taxes on a monthly basis by our local town council. Booking.com doesn’t allow us to set the local taxes ourselves as a default, we’ve reached out to them.  They do seem to pass through a % of the rental income to us which does cover some of the taxes but not sure the most efficient way of dealing with this.I wondered if anyone had any advice of how to do this in a pain free way!ThanksClaire

I need someone to help me fully configure my Hospitable Professional subscription and use it as the central system and single source of truth for my calendar, pricing, guest communication, and operations.I want to maximize all the features and capabilities included in the Professional plan and automate the entire hospitality process as much as possible, including reservations, pricing, guest communication, check-in/check-out, cleaning, smart locks, and other operational tasks and dynamic pricing. The goal is to create a fully automated workflow with minimal to no human intervention, while ensuring everything runs smoothly and efficiently across all connected booking channels.

I am 4 months into being a host (3 beach properties) and have achieved Superhost status thru AirBNB.  We have 155 AirBNB bookings and only 5 VRBO. I’d like to hire a 3rd party review this. Also, are our descriptions, pictures and pricing strategies best for the algorithms.  Please advise as to who might be most capable to help me with this.

HiI’m new to Hospitable and have just Listed a new property on Airbnb via this platform, however my calendar is still showing fully blocked on both Hospitable and Airbnb. I’m also struggling to find any Help Chat function on Hospitable to address this.  Any ideas?

We are experiencing ongoing, severe support and system issues with Hospitable that have now been unresolved for over one month. These issues began immediately after onboarding and migrating from Hostaway, particularly related to the VRBO integration.Over the past several weeks, we have attempted to troubleshoot through email support, but response times have been extremely slow, often limited to one reply per day. This has made it nearly impossible to resolve urgent operational problems.Current critical issues include:• Inability to modify or manage VRBO reservations through either the VRBO platform or Hospitable• No access to financial reporting or guest details for VRBO reservations• Automated messages not sending• Missing inbound guest messages• VRBO connection repeatedly disconnecting• Calendar syncing instabilityAfter finally securing a support call (which required scheduling weeks in advance and only had availability between 12am–6am US time), the representative disconnected our V

Anybody using Kaba Locks using a third party to connect smart locks?

Who has an STR VA or small VA team you personally use and would recommend? I have 5 properties and already automate most guest messaging through Hospitable. I need reservation approvals, 24/7 maintenance/emergency response, vendor sourcing and dispatch, cleaner/vendor coordination, and follow-through. Marketing/social media experience would be a bonus. I'm not looking for full property management. Please only recommend someone you personally use or have used.

I am considering using PriceLabs. I currently have dynamic pricing turned on with Hospitable. I am a new host and am unsure which is better. Should I stick with Hospitable dynamic pricing?

Quick question for other property managers - when you send end-of-year 1099s to owners you manage for, what income figure do you report?Net reservation income (after Airbnb/Vrbo's host service fee is already deducted), or the full gross amount before that fee comes out?I’m trying to nail down what’s more of the standard practice. If I recall correctly, the Hospitable owner statements default to only showing the Net reservation income as opposed to showing the Gross.

Anyone found a way to export Hospitable guest conversations to Excel/CSV?Looking for a way to pull guest conversations into Excel (building training material).

Hello, Our guests, like I’m sure many of yours, leave all Airconditioning units and lights on nearly 24 hours a day which is costly besides the impact on the longevity of the airconditioning units as wellas the energy waste. We installed some smart systems that automatically turn the main airco off and on based on occupancy but it’s not impacting usage as guests will use other remotes. My thought is to let guests pay for their own electricity ⚡️. We rent small houses and have separate meters for the houses. Any recommendations, experience with this option?kind Regards, Zula

I'm building a co-hosting business in the Sacramento / Placer County area. I'm at the point where I need a named backup who can cover guest messages and urgent issues when I'm away or unreachable. It's just me right now, so a full-time VA isn't in the budget yet.For those of you running co-hosting or small management businesses:Where did you find your backup? Is yours a reciprocal swap with another host, a paid VA, or a local handyman or cleaner? What did you put in writing (response times, spending limits, pay)? What would you do differently? Thanks in advance.

Hi there,Did anyone build a damage photo upload tool linked to reservations for insurance claims? We get behind on filing insurance claims to be reimbursed. So we are working to automate this. Our team takes photos and videos of damages, but the photos are scattered on everyone’s phones and in WhatsApp. Claude gave me a solution for using a QR code for the cleaners to scan that could be matched to the guest/reservation. For photos, Claude recommended that the cleaners send the photos to DropBox instead of Google Drive. Dropbox File Request (1 link per property, no login needed for the cleaner). This stops cleaners from being forced to login to Google.Let us know...Warmly,Sofia

This month marks the first time I’ve used the owner statement feature in conjunction with co-host payouts. Overall, the tracking looks good—however, the “Owner Income” field is not displaying correctly. This figure is obviously one of the most important metrics for my owners, but unfortunately, customer support hasn’t been able to provide a solution. For context: The Airbnb payout is remitted directly to us (the co-host). The VRBO payout is sent directly to the owner. Owner payouts are being held by the owner, yet the system does not reflect this under “Owner Income.” Is anyone else experiencing this issue, or found a workaround? Any insight would be greatly appreciated. Thank you!

I have a guest whose reservation is pending. I want to approve it but I don’t see a button to do so with. How can I approve this guest before the system declines it?
