Hi everyone - We are very established hosts in Oregon, with about 18 listings (~15 of which are active STRs).  We are taking a 12 day trip to Europe on Wednesday (yes -- tomorrow!).  Our co-host plan has just fallen through and we are scrambling a bit to find someone who can help us out during our 7-10 hour “sleep window”, which of course is right during the peak of activity due to the time zone difference.We have a well-oiled team of housekeepers, handymen, neighbors etc. and we really just need someone fluent in Hospitable to potentially respond to guests.  We maintain very high standards and are in the top 1% of our market.  We’re at a 4.99 overall with 3,500+ reviews, and we aim to keep it this way.We have uploaded thorough documents to the Knowledge hub, so “Suggest with AI” usually gets it mostly right -- but of course there are lots of times where it can’t (or shouldn’t!) answer. Our goal is to keep things extra simple during this 2 weeks.  No early check-ins, no discounts, basi

Hi Seattle hosts, I have a question about whether I need to do a Unit Amendment with my STR license if I want to create a child listing for my property. It’s my primary home, and I want to make just the main floor a child listing, rather than allow guests to also use the lower level. ThanksJen

We are experiencing ongoing, severe support and system issues with Hospitable that have now been unresolved for over one month. These issues began immediately after onboarding and migrating from Hostaway, particularly related to the VRBO integration.Over the past several weeks, we have attempted to troubleshoot through email support, but response times have been extremely slow, often limited to one reply per day. This has made it nearly impossible to resolve urgent operational problems.Current critical issues include:• Inability to modify or manage VRBO reservations through either the VRBO platform or Hospitable• No access to financial reporting or guest details for VRBO reservations• Automated messages not sending• Missing inbound guest messages• VRBO connection repeatedly disconnecting• Calendar syncing instabilityAfter finally securing a support call (which required scheduling weeks in advance and only had availability between 12am–6am US time), the representative disconnected our V

Hi all, on Airbnb my upcoming reservations all have a message saying door code pending.  When I check Airbnb’s site they say this message may be related to an issue with the smart lock, but lock is online and working fine.  The moment they see I’m using hospitable, they tell me it’s a hospitable issue and to resolve with them, but I have not integrated smart lock with hospitable, only integrated with Airbnb since I’m on the essential plan.  Trying to figure out if I have an issue or not, and if codes will be sent to guests and status will change as reservations get closer to check in date.

Is anyone else having major issues getting a Vrbo account connected to Hospitable? I’m trying to connect my new property management client's Vrbo account, but the process has been stuck for weeks.I’ve been stuck on the "Complete VRBO Setup" / “Account Creation - This user account is already taken” step since early August. Every time I attempt the setup, Vrbo prompts to create a new account instead of recognizing the existing credentials, or gives an error stating the user account is already taken.I’ve been back and forth with Hospitable support, sending multiple screen recordings and following all suggested troubleshooting steps—including using incognito windows, logging out of traveler accounts, and attempting the "create new account" SSO flow. Support mentioned they escalated it directly to Vrbo Partner Support, but the ticket has been open for nearly a month with no resolution in sight.Has anyone run into this exact onboarding loop recently? I am 4 months into being a host (3 beach properties) and have achieved Superhost status thru AirBNB.  We have 155 AirBNB bookings and only 5 VRBO. I’d like to hire a 3rd party review this. Also, are our descriptions, pictures and pricing strategies best for the algorithms.  Please advise as to who might be most capable to help me with this.

I built a couple of revenue-recovery automations for Hospitable — looking for hosts to try themI manage several STRs through Hospitable and kept noticing two pretty simple places where revenue was slipping through the cracks: Orphan nights — those annoying 1–2 night gaps between reservations that are difficult to sell normally. Expired Airbnb inquiries/offers — guests who showed real booking intent but never completed the reservation. Hi everyone! Does anyone know an easy way to send one-way SMS messages to guests using Zapier, Make, or another tool that integrates with Hospitable?I understand Hospitable has been working on a two-way SMS feature, but I'm done waiting for it. I really need this now.I'd like to automatically send messages such as booking confirmations, check-in instructions, access codes, or location details. Sometimes guests can't access their Booking.com or Airbnb messages, so SMS would be a useful backup.Any recommendations?Thanks!Luis

So I have a reservation coming in on Friday for a very popular luxury condominium (worth about $6 Million).  The guest messaged me today he made a mistake and needs to come in a day early.  This condo is booked back to back all month.  The guest returned saying he would give a bad review, if I didn’t give him a full refund.  I escalated this to Airbnb support.  There two solutions were 1) Full Refund (guest wins!) or 2) Let them stay and they will suppress the review.   ZERO mention of any repercussions  for the guests.  This is troubling on SO many levels.   Can you imagine if all Airbnb guests were empowered like this. Has anyone else experienced this.  I hate the felling of empowering guests to simply threaten hosts to get out of cancellation policies. 

Hi all,wondering if anyone has experience with this: we'd like to offer airport transfer arrangements to guests as a paid add-on, collected via a payment link (not through Airbnb's Resolution Center) after the reservation is confirmed. Has anyone done something similar for transfers/taxis specifically, and if so, have you had any issues with Airbnb's Off-Platform Policy? Curious how others handle this in practice, given Resolution Center fees eat too much into a low-margin service like a taxi transfer. Would appreciate hearing real experiences, not just the official policy wording. BR,Azur

I have a feature request/question.I have had the chance to use Guesty on my previous job. noticed that Guesty has an option when sending a message to a guest where the host can choose the communication channel—WhatsApp, email, SMS, or the OTA messaging system.Is this something Hospitable currently offers, or is there a way to choose the specific channel when sending a message? If not, would it be possible to consider adding this feature in the future?We manage guest communications across multiple channels, so having the ability to choose where a message is sent would be really helpful.Thank you!

Is there a way to set the minimum age of 21 for guest to rent a room ? 

How are the pop ups showing up on Airbnb to sell unbookable nights? I’ve seen this on other listings to add a day at a special rate. How can I get this to show up when there is an orphan night?

First time in 2 years. No new  reservations for 3 weeks for 2 properties on Airbnb or VRBO. Operate with all 5 stars reviews for 2 years. This came out of nowhere and isn’t getting any better. Competitive prices and discounts offered. I need feedback please.
