What is going on with Airbnb change in fees?Starting October 27th, Airbnb is transitioning all PMS-connected hosts from the split fee to their 15.5% Host Only Fee. If you don't adjust your rates to compensate, you're effectively taking a 14-18.4% pay cut on every booking (depending on your current markup rates). But don't worry – we're here to make this transition smooth and simple. You can switch over in Airbnb today if you'd like, but if you prefer to stay on the split fee until the last possible moment, we'll handle the timing for you automatically. 📣 We’re looking for feedback from property managers who use our Owner Statements / Invoices.In our last Town Hall, @Marina Coimbra announced that our Markups will soon apply to all fees. Previously, Markups only applied to the nightly rate. Since this aligns with how platforms charge their service fees, markups will now be able to mitigate service fees across all platforms. We’ve heard a lot of great feedback from our Property Manager customers that this could have some unintended consequences on Owner Statements / Invoices, so we’re considering the following changes and want your input: On Owner Statements and Invoices, we’ll report all fees by their base rates and service fees.For example:You set a cleaning fee of $100 and have a markup rate of 18.3%, so Hospitable marks up the cleaning fee to $118. Cleaning fee = $100 Cleaning fee service fee = $18 On Owner Statements/Invoices, Hospitable will display only the base rate of the fee to the Owner, and the service fee from that fee
This month marks the first time I’ve used the owner statement feature in conjunction with co-host payouts. Overall, the tracking looks good—however, the “Owner Income” field is not displaying correctly.This figure is obviously one of the most important metrics for my owners, but unfortunately, customer support hasn’t been able to provide a solution.For context: The Airbnb payout is remitted directly to us (the co-host). The VRBO payout is sent directly to the owner. Owner payouts are being held by the owner, yet the system does not reflect this under “Owner Income.” Is anyone else experiencing this issue, or found a workaround? Any insight would be greatly appreciated. Thank you!
In the early days of me rolling Security Deposits out to our Airbnb operation it has been an interesting ordeal, filled with a lot of explaining and arguing. This makes me want to hear from others in the community about these thingsHow has the guest reception to you rolling out Security Deposits on OTAs like Airbnb been? How do you preface the deposit and how it works? Practically speaking, if we are paying a 2% handling fee for the deposit then how does THAT allow us to comply with the general idea of trust accounting? Do we need to disclosure that the GUEST is responsible for these fees? Do we need to be responsible for these fees as a business operating expense? I look forward to hearing how others in the community are handling this prudent evolution of the industry.
I live in Toronto, Canada. In the Province of Ontario (our state equivalent), there is a governing body called the Travel Industry Council that requires anyone who is an accommodations booker (has their own website advertising and enabling travel booking) to register with them. Their goal is to ensure the travel booking public is not scammed by bad actors/operators (not a bad goal). The challenge for us is that their registration process is costly and onerous.Just to start, its a $3000 non-refundable payment simply to review the application. Then, a $10,000 surety will be held by them for up to 2 years to ensure good operations Trust accounting must be set up and the Travel Council must be set up for visibility on the accounts Other assorted requirements https://tico.ca/travel-professionals/registration-information/overview-requirements.htmlSince there are not as many robust channels for advertising direct bookings in Canada anyway, in concert with the rules above, this makes Direct
I am looking for a robust scheduling app to use for mainly cleaning. Turno does not seem to be very smart when it comes to scheduling so I am looking for an alternative. What I am looking for is something that can manage many properties and be smart enough to know if a cleaner is already scheduled on that day so that it doesn’t schedule them for 2 same day cleanings at a minimum.Basically I want to assign a “Main” cleaner and if that one is busy it goes down a list of cleaners till it finds one to do that job. I want this to happen automatically and then alert the cleaner of the job with some way for them to look at a calendar to see their jobs and potentially decline it...then the system would assign the next cleaner on the list.Has anyone found something like this?

We are considering managing STR properties for other owners in the San Antonio, Texas area.So far we’ve only managed our own properties, so we want to make sure we’re not in over our head with expanding in terms of needing the proper licensing. I know licensing can depend on state and location, but I’m curious to hear other people’s recommendations and experience with setting things up in the best manner.
I had a conversation with a travel agent today (friend of a friend). They asked for me to send my info to them in case they had anyone. This led me to begin thinking about outreach to other agents to see if my property would interest them for future guests. Does anyone have experience with this? How do you handle this? Discounts, referral codes, etc.
How do you find your property on agoda? When I try to search by the city, it doesn’t even show the city listed? If I search a nearby city, I see properties around my area but mine doesn’t show up.
How do I get the AI to stop referring to the property as a condominium? Every time it makes a reply for a public response to a review for Airbnb it refers to the property as a condominium. I would prefer it use the property name or bungalow. I have made several notes in the knowledge hub but maybe I have done it wrong because it never changes. I am also unable to edit it myself and have it publish with my corrections.
