hi. Im wondering if people do review swaps?Once your listing gets under 4.8 rating, it can have quite a devastating effect on your visibility. Whos interested in review swaps? If we keep the price the same, then theres no difference except airbnb fee for each host.

This prompt (in the attached file) automates the tedious task of researching your Airbnb guests before they arrive. I developed it using the “Claude for Chrome” extension that lets Claude interact with a live web browser. It could probably be adapted to work with other AI agents or other agentic browser automation tools.The prompt instructs Claude to pull your recent Airbnb reservations from Hospitable, visit each guest's Airbnb profile, and save whatever personal bio they've written about themselves directly into the Notes field of their Hospitable reservation — all without any manual effort on your part. The updating of the reservation is done via the Hospitable MCP. The result is a growing library of guest context that makes every interaction more personal and more effective. You'll know before check-in that one guest is a pediatric nurse who loves fly-fishing, another is a retired couple living on a sailboat, and another is a Marine on his first vacation. We currently have a doozie of a guest in one of our BNBs and they booked a non-refundable stay with us on March 13th and then tried to cancel on the 20th.  I declined since we are NOT the trip insurance but rather a host who is being asked to refund a . . . non-refundable booking. Fast forward 10 days and the guest chose to travel anyways (as would I since they sunk the cost and it’s a beautiful place) and guess who shows up?  A grumpy goose. They are demanding that the hot tub be serviced becuase it was unusable when they arrived (professionally serviced each week, so what do they mean?)  Reading the tea leaves here . . . this person is bitter due to not getting a refund on a non-refundable booking.  So they show up and have an unsurprisingly frustrating stay.  What will their review say? However, all of this is likely retaliation from them not getting to cancel the booking, so is there a way to prevent a review from being left? 

I just set up the channels for my two properties on AirBnB and VRBO and they seem to be correct.  But I just got a booking today from AirBnB for one of the properties but it is already booked on VRBO!!  So now I have a double booking.Any ideas how I clear this issue up??

I asked claude to adjust a check in time for an airbnb guest and it said the “update-reservation” tool is only for direct and wouldn’t work for this airbnb guest. i was hoping by doing in claude the smart lock would then automatically get adjusted

I am having trouble connecting and listing my Hospitable account to booking.com. Keeps saying, Booking.com has encountered an error while checking the property status. Please, try again later or reach out to the Hospitable support. I am not getting any responses from Hospitable support. Been waiting for more than 3 days for a response or live agent. I need help.   

Does anyone else find that financials from OTA’s do not seem to correlate with financials in hospitable owner statements? If anyone can point me in the direction of an article which could help me with this it would be much apprieciated.

I am writing to request technical support regarding an issue with the Schlage entry codes generated for my guests.Currently, the system initially sets the access code as the last four digits of the guest's phone number. However, prior to the scheduled check-in, guests receive an automated message stating that a problem occurred and a new, different code has been assigned.Could you please explain why these codes are being changed and how I can ensure the original code remains active? This inconsistency is causing confusion for guests during the check-in process.

I’m new to Hospitable and am giving it a try.  Airbnb just forceably moved me from Split pricing to where i’m bearing the full brunt of the cost. 15.5% essentially instead of where i was paying something like 3% and the renter was paying 12.5%. (something like that).  How should i dial in hospitable to help me recover this gap? is that possible?  It feels like i just took a 10% haircut/impact on my revenue. Thanks for the advice.  (I signed up for the community webinar event on 5/28 on Pricing)
