A few years ago I used Guesty as my PMS, and one feature I really liked was their built-in listing optimization tool. It would automatically go into each Airbnb listing daily, slightly rearrange a photo, then move it back a few minutes later to keep the listing “active.” I genuinely believe this helped with Airbnb’s algorithm and visibility.

 

I’ve since switched to Hospitable and now do this manually, but with 50+ listings it’s extremely time-consuming.

 

Does anyone know of software that can automate this (or something similar), or have tips on optimizing listings at scale without so much manual effort?

Not to detract from the possible usefulness of a tool to jiggle some aspect of your listing once in a while, I thought this article from IntelliHost was interesting, where it seems to be a bit of a myth that daily edits to your listing are necessary:

FYI, in a similar vein, Beyond Pricing recently implemented a “pulse rate factor” that tweaks your rates by a dollar or two on a daily basis, for similar reasons.

Hospitable used to have this feature, it was called “Heartbeat” but I believe it has been removed since it no longer serves a use. I think it did help at the time, but it is no longer the case.

@emilymorgan As the listing optimization benefits are ever evolving, more solutions have taken a stab at assisting. This is an important topic for sure. 

 

I was part of the beta for PriceLabs Listing optimizer (now a paid service), and was quite impressed with the functionality, actionable data & overall UX. 

 

I’m also familiar with Intellihost’s DeepRankAI competitive tool, but haven’t been as pleased with that (even though it is included with our membership/contract level). 

 

Danny Rusteen, a long-time Airbnb educator runs the site Optimize My Airbnb and offers some tips/guidance. 

 

I enjoy a Facebook Group called “Critique my Short Term Rental” for a more human analyzed approach. The group owner does an extensive review of your listing (at no cost) that can be very helpful from a general layout and copy perspective. 

 

My first stop for quality and ease of use would be to check out PriceLabs optimizer 

 

I think a lot of hosts use AI solutions to write their listing entirely, which has become commoditized IMHO and easy to spot. Using help from AI and your human (or other human) critical thinking can go a long way.  Love to hear about any other solutions others have used.
