Glitch or Rollback - Airbnb Removes REQUIREMENT for simplified pricing for PMS connected Hosts

I think something just quietly changed… and I’m not sure if this is a glitch or a major rollback.

I came across this reel:

Then checked my own settings in Airbnb…

👉 I’m PMS-connected via Hospitable
👉 And I STILL have the option to switch back to split-fee pricing

That shouldn’t be possible… right?

I was under the impression that once you’re PMS-connected, host-only (simplified pricing) was mandatory. No going back.

I’ll drop screenshots below, but this raises a much bigger question:

Did Airbnb just quietly remove the requirement?

Or is this:

  • A UI glitch?
  • A phased rollback?
  • An account-level exception?
  • Something that hasn’t “fully enforced” yet?

More importantly…

Has anyone actually flipped back to split-fee while PMS-connected?

If yes:

  • Did it stick?
  • Any impact on conversion or ranking?
  • Did Airbnb push you back to host-only later?

This feels like one of those “if true, this changes strategy” moments.

Because if split-fee is back on the table for PMS users, pricing optics and conversion testing just got way more interesting again.

I'm seeing the option to toggle back to split fee as well. Bizarre. I don't think I want to recomplicate my life like that though. I don't trust it. It seems like a bug that will be fixed soon. The one advantage of split fee, which is probably fairly unique to me, is that the service fee is taxable in the state of Maryland. But it's 3% of the 15.5%, so it's pretty negligible and I bake it into my markup.

Hi ​@anthonyrallo, ​@Tom Beerley and ​@MoniqueD!

We have been having explicit confirmation from the Connectivity team at Airbnb that the ability to switch the software fee is a frontend bug on their side. No one has rolled back the Host-Only Fee (quite the opposite).

There was a big code push yesterday on Airbnb's application that may be the cause of this unintended consequence.

This issue has been escalated internally (at Airbnb).

This is worth getting some popcorn out LOL. A lot of people are switching back to split fee and it's going to create a lot of problems. I've inquired with Airbnb support and they are actually telling me that it's not a mistake. Although I know it is. The support team just isn't aware.

This is why I switched back. The host-only fee increases my tax burden, even if it keeps costs the same for guests (when I factor in a markup).

This is as far as I took it with support. They're not really coming clean that it's a bug, they're just saying it's due to rollout of platform changes, but then they're saying that if you switch it, it'll be undone for you automatically. So might as well not even try and if you've done it already you might want to switch it back before your next reservation to minimize the headaches.
