Hi everyone!

We’re excited to announce that Airbnb Security Deposits is now live in Beta for all Host, Pro, Mogul & Direct Premium hosts! We’ve officially rolled this out to help you better protect your properties from damage and bad actors.

This feature lets you automatically collect, hold, and release deposits for Airbnb reservations - with built-in chargeback protection and seamless messaging baked in.We’ll be expanding access to all Host, Pro, and Mogul users in the coming days.

 

💼 Key benefits:

Automated deposit handling: We’ll collect and release funds automatically - no need to chase guests.
Charge requests from the Inbox: Submit charges directly when issues arise.
Built-in chargeback protection: We manage the process end-to-end and recover funds if needed.
Smarter check-in flow: Check-in instructions won’t be released until the deposit is secured.
Simple setup: Just set the deposit amount and we handle the rest.

 

💰 Pricing:
A 2% processing fee applies to each deposit collected. This will appear on your monthly invoice.

 

⚙️ To get started:

  1. Enable the experimental features toggle in Settings > Preferences

  2. Set your deposit amount in Properties > Pricing > Security Deposit

I don’t understand why you’re charging 2% fee on security deposits.  My friends who are on OwnerRez say they are not charged any fees on security deposits.  That 2% can add up REALLY QUICK!  (and please, please do not respond by saying I can pass this cost onto my guests… I already have to pass other fees onto the guests… fees fees fees keep stacking up.)

Hi ​@FountainCityStays, thanks for your question. 

The 2% is a deposit handling fee applied only to the deposit amount (not the full booking total). It covers securely creating, holding, and releasing deposits, plus payment processing and compliance checks.

A key part here is that we handle the payment processing, which means we also take on the chargeback risk. Most other PMS platforms don’t offer this. We also take on the operational risk and handle any disputes or chargebacks tied to the deposit.

That said, we’re currently reviewing the pricing model and exploring ways to lower the cost for hosts.

I havent tried this feature yet, however, I want to know if the deposit can be set for specific guest or is it an all guest set up? The reason I ask, I would like to only use this feature for guest who either have negative reviews or no reviews at all. These tend to be the most common scenarios where damages arise.

Currently, deposits are configured per property/channel, not per guest.

How it works now: You set the deposit amount on each property under Pricing → Security Deposits. When enabled, it applies to all new reservations for the selected channels, and we collect 2 days before check‑in and release 2 days after check‑out if no issues are reported.

But, we’re planning “ad‑hoc deposits” so you can add a one‑off deposit to a specific reservation without turning it on for everyone. This is scoped as a planned item, there is no timeline yet.
