Hi, hosts, we’re working on a new feature to dynamically adjust your min night stay rules and would love your feedback:

 

After watching the video walkthrough, what questions or feedback do you have? Feel free to drop a comment here or book a call to give feedback.

Some of our questions:

  1. Could this simplified approach meet your needs? If not, what’s missing?
  2. Do you need to specify day of the week settings for Shortest stay length?
  3. Do you need to specify day of the week settings for Ideal stay length?
  4. Is the adjacent night feature (to try to avoid creating gaps) something you want?
  5. When would you expect us to start lowering min stay rules from your ideal?

  1. Probably. But I still think I should be able to do a single night if it is an orphan night (whereas I would be setting my minimum to 2). The feature should adjust to make any gap bookable.

I have the following rules set in Pricelabs which is my current solution, I love to have bookings without any gaps so any solution to improve that is great, I shorten my minimum stays by time left on the calendar so I have a better chance to get revenue.

 

6 night stays in high season and 5 night stays the rest of the time
Last Minute : 
Weekday: 3 nights | Weekend: 3 nights within 10 nights
Weekday: 4 nights | Weekend: 4 nights within 21 nights
Weekday: 5 nights | Weekend: 5 nights within 30 nights
Orphan Gaps : 
Weekday: 2 nights | Weekend: 2 nights for gaps between 2 and 2 nights
Weekday: (Length of gap -1 night) | Weekend: (Length of gap -1 night) for gaps between 3 and 4 nights


I love the feature for encouraging bookings by anot allowing gaps to happen in the first place. This is great in locaalitites where a minimum period of 30 days is required. 


I would absolutely love to have something automated to sell gap nights between guests anywhere from one to two extra nights either before or after the stay. Is that possible?


  1. Could this simplified approach meet your needs? If not, what’s missing? We run larger rentals and have preparation time gaps around our bookings. Any optimization for orphan gaps must take these into account.
  2. Do you need to specify day of the week settings for Shortest stay length? Yes.
  3. Do you need to specify day of the week settings for Ideal stay length? Yes.
  4. Is the adjacent night feature (to try to avoid creating gaps) something you want? Not if it involved increasing min. stay length around the dates. I’d be more concerned about losing other bookings than optimizing for a lost day or two.
  5. When would you expect us to start lowering min stay rules from your ideal? Why choose for us? Give us fillable fields. Personally, probably somewhere in the 120-60 day range.
  6. Would you use this feature? Unsure. The only time I increase my minimum stay is during major holidays and significant local events, managing this manually is a once a year process and involves cross referencing a spreadsheet I’ve created and checking actual event dates for the upcoming year. I’m doubtful an algorithm could do that for me.

Actually, now that I think about it, it would probably be 180+ days is 7-night min, 90+ days out is 4 night minimum, 60-90 is 3 night minimum, 7-60 is 2 night, 0-7 is 1 night. But generally, it would be great to set those for our listings and have it automatically take control. And then any time there is a gap where these rules would prevent a booking, the minimum should be waived in order to make a booking possible.


Exotic no. All else possibly to yes. When will any of these orphan-related features be available?? Very disappointed that none exists here given I just switched to your dynamic pricing capabiklity from PriceLab which had it for years.
