Sorting feature.
I’m adding here a few other questions and comments that came up over the past few weeks, just to have everything in one place.
Sorting! We need to type in the name of a property and any other property that we want to use to compare. This sorting can also be used to sort properties that look completely different but have similar rates - to adjust rates very easily.
Metrics on owners statements and owners portals. Right now there’s very little visually pleasing metrics that our team and owners expect
Compare year over year with any metric or filter
Make sure the metrics are accurate. Right now if you filter by Platform, the occupancy data doesnt update...
Option that all KPIs, especially revenue and costs, are calculated “prorated per night” instead of prorated per reservation. The monthly revenue & cost recognition are currently wrong if there are long reservations that start in the last month and end in the next month. The neccesary infos on cost for each individual night is already in the database, so you only need to split the revenue and cost in the correct month.
Show monthly P&L in the metrics for the last 24 months, so you can compare KPIs
Possibility to enter a mathematical formular to calculate own KPIs
Make these features also available in My Business → Reports
I noticed that it seems Metrics only covers active properties. I could envision a scenario where a host sells a property, but still needs to access Metrics for tax purposes but is unable to do so since their property it muted or inactive.
Some cancelled reservations that had no payout are included in the revenue calculation (happy to provide two examples offline).
An overhaul the date picker and options:
Upcoming (when I think of Upcoming, I think of starting now until a certain period)
Days - Starts next day
Week - Starts on the next Sunday
Month - Starts on the first day of the next month
Year - Starts on the first day of the next year
Last - Same treatment as Upcoming, it will align to the next period instead of capturing the current period
Year to Date - please add
Rest of the Year - please add
It would be great to see side-by-side-by-side comparison of a similar time period:
Last year, this year, next year
Last year to date, this year to date, next year to date
Last year rest of year, this year rest of year, next year rest of year
Last year specific month, this year specific month, next year specific month (or a defined date range where I can specify what my peak time period is vs non-peak)
When comparing metrics from the previous period (let’s say my date range is set to Current Year) and I hover over the bubble showing the percentage difference from the previous period, the previous period date range is off (says it’s from 2 Jan 2024 to 31 Dec 2024, where it should be starting 1 Jan 2024). Likely, this may be due to how it is calculating leap year, but really, that shouldn’t matter if it makes better use of the date libraries.
Remove the Currency filter if my properties are all the same currency.
Filter out owner stays as non-booked nights (or 0 revenue stays).
I confirm that especially cancelled manual reservations do currently count as revenue, even though they had no payout. Maybe this is due to the cancellation policies that were attached to these manual reservations? If so, we need a way to edit them if we agreed on a free cancellation with the guest. So maybe it’s not even a bug in metrics but an automatic assumption due to the cancellation policies.
And I also agree that we urgently need owner stays. Because they shouldn’t be accounted for in some statistics, e.g. average revenue per night, total rented nights etc. It makes sense to implement owner stays at the same time like improving metrics

Simply match the results to Airbnb and Booking results. The Airbnb and Booking send money to my account and that is the accountancy triggering event. That is the increment I need to stick to. If the overall Metrics results doesn't correspond to Airbnb and Booking results, it is useless for me.
In addition to what I wrote before, I definitely think that the date filters should be way easier to see This Calendar Year, Last Calendar Year, and the same for months as well.
Metrics total for the current month and comparing with past years same month would be very helpful. Thanks!

I already shared my sorting ideas above.
Yes sort, but please give us totals at the bottom of the spreadsheet so we can see totals for things like base rent after discounts. This line for the total is essential to forecast and compare to previous years QUICKLY on the go without doing an export. Gross income is not apples to apples but the total in rent collected after discounts is.
Running numbers by accommodation total (after discounts…meaning actual rent collected) makes comparing income across months more accurate since income in the gross like cleaning fee’s etc can change based on increases in expenses.
We really need a way to see all property data side by side...for example, I need to be able to compare May rent across all properties to see what I have on the books and to see which property is lagging.
Please add a column for future available revenue to book with a date range (this will help ensure we are on track to meet goals compared to what we already have on the books).
Please add a date filter for the first few months ahead and the past few months so in July I can quickly toggle to August to see how I’m doing or look back at June to see what we did.
Please keep the calendar where it is instead of resetting and instead add a today button. PLEASE! This is so time consuming.
I would like to see revenue split between base rates, discounts, cleaning fees, booking fees, other fees, and taxes (if pass through) - it would be nice if there was a tool to quickly check what we’d like in the numbers and what shows up on our dashboard. For example, I regularly download the data, then add base rates plus pet fee minus discount to get a good revenue number. But I’m still a little unsure whether it includes the booking fees or not especially because they are handled differently in Airbnb, booking, and vrbo. A ton of visibility to this is the most important thing to me.
In addition, it feels clunky to have to ask to download, then go to email to click download, then go to downloads in the browser to get to the excel file with the data exports. Could we download straight from the metric tool and leave email out of it?
I’m also interested in year on year revenue comparisons by property or overall, how are we trending compared to last year.
Add a ‘Next Month’ drop down, to easily review the coming months revenue
Year over year quick comparisons, by listing and/or entire portfolio
Revenue by Returning Guests
Total Upsell revenue
Cancellation rates, by listing and/or entire portfolio
Booking Age demographic breakdown
Geographic Booking breakdown (by state, country)
Booking metrics by Time, time slots. i.e., provide a summary of trends summarizing specific days/timeslots (8-12, 12-4, etc), so as to allow Hosts to create Promotions that align with these metrics

Comparisons-
Not only year to year but to neighborhood data/competition
It would be nice to be able to see only what a specific months nights have earned. For example in Metrics you can only filter the dates for
Booked on
Checked in
Checked out
It would be cool if we can filter for ‘booked nights’ and it shows the revenue for those nights only.
So lets say we have a 2 month booking, starting in August. I dont want to add the value of the entire booking in August accounting.
I want to give the owner their share of how much money was earned in August instead.
This happens a lot that owners get varying amounts due to bookings being counted from checkin date.
But having a ‘nights booked/earned’ filter, would help us give owners more stable income every month.

The biggest #1 thing I think is making what we see right on the dashboard more customizable, especially the revenue column which currently includes things like taxes and fees.
We can output as a CSV and run the formulas to get the data we want (IE revenue counting just nightly rate, or just nightly rate+cleaning fee), but there’s no way to just have it display those figures on the main dashboard, which is often the thing we’re screen grabbing to send to clients, leads, etc.
1) Show the current month of revenue so monthly earnings don't get distorted by multi-month stays (i.e only include the revenue days for this month in multi-stay reservations)?
2) As default metrics view show my monthly earnings graph like on Airbnb e.g column graph with Jan, Feb, Mar earnings etc? This is such a handy graph for a manager to quickly see if we're on track for this month or compared with same month last year etc.
3) Enable detailed filtering without 10 clicks and also remember the filters once set so you don't have to set them everytime you visit the metrics page.
4) Make sure all metrics reports work well on mobile including filters
5) Enable quickly changing between months without having to manually open the date filter and select the first and last date of month then done. Make it waaaay easier for users, currently there is way to many clicks required to just get basic metrics to show which should be provided straight out of box.
6) In filters enable just earnings to be shown without cleaning, platform fees, etc so I quickly know how much profit I'm making each month
7) In filters I should be able to easily find totals for any of the costs per month e.g cleaning, platform fees, guest fees, etc
8) Include future bookings in metrics reports even though it hasn't been billed yet and is not 100% yet it is still very useful to an owner trying to see if we're making targets or not and whether we need to do some promos or not
9) Show platform past and future payout dates and amounts for all platforms so I can plan my cash flow
10) Year on year revenue comparisons by property or overall, how are we trending compared to last year.

Those spreadsheets are epic mate, are you able to share the template files and share the instructions of the required hospitable export file columns and instructions to get the data to import into the excel file?
