Airbnb recently changed to a host-only service fee of 15.5%. To protect your payout, Hospitable automatically made a one-time adjustment to your Hospitable-managed fees, ensuring you still net the same amount after host service fees are deducted.
You can change your property fees anytime by navigating to the Property → Pricing → Fees tab.
We've also made an important change to how we report guest fees on Owner Statements and Invoices.
🔍 What’s changing
Owner Statements will now show net income from cleaning fees, pet fees and other guest fees after host service fees are deducted. (Previously, we showed the gross amount the guest paid.)
This paints an accurate picture that’s in alignment with how host service fees are charged — on both the nightly rate and every guest fee. This change ensures that whoever is responsible for paying the host service fee gets the benefit of any increase applied to offset that service fee, so that your owners are not unintentionally charged for both host service fees and the increase on a fee designed to offset it.

- This change in how we report fees will apply to any reservation booked on or after Oct 27th, on Airbnb, Booking.com, and Direct — the channels where Hospitable performed one-time fee increases. This change does not apply to Airbnb reservations for hosts who receive co-host payouts through Airbnb.
- This change will not impact Vrbo reservations.
- The person responsible for paying the host service fee (as defined in your Reservation Commission Agreement) will automatically receive the fee increase benefit intended to offset it.
📣 What you need to know
- You do not need to change anything in your Reservation Commission Agreement — this change honors how it is set up now.
- With the announcement of Hospitable’s Listing Management features, you now have full control of your fees in Hospitable. If you need to make adjustments to ensure you net the right amount after host service fees are applied, you can do that under your Property → Pricing → Fees tab.
