VRBO Official Integration: What You Need to Know

Excited for this.

Does the guest still go through the guest verification process like they do with direct bookings?

It's not mandatory but we could add it as an extra step. Would you like that?

When will the 5% VRBO commission charge to my credit card occur? At the time of booking or once the guest checks in? If a guest cancels their booking will I receive a refund of the 5%? 

 

Our hosts are currently getting a monthly invoice from Vrbo.

Yes, you are refunded if the guest cancels the booking :)

One of the benefits of PMS integration w/ VRBO is that when payment is collected it should go directly to the property manager when it’s collected. If a booking is say, 6 months out in a trust-accounting required state, the PM can then place those funds in an interest bearing account and earn interest ahead of the stay. This can be significant if you have many properties in your portfolio. 

Are you saying that Hospitable is holding onto all the funds until check-in?

How does damage protection and filing claims work for this change? Does Generali still accept the protection with the change of merchant?

If we do not want hospitable making payments what is the best option to get unintegrated and when should we do this?  We can enter VRBO reservations manually for messaging.

How does the payment work when the guest elects to pay the $1500 VRBO damage deposit at time of booking? How does that get refunded to the guest?

Hello Hospital Team!

In CA I pay Transient Occupancy Tax (TOT), to the county - San Bernardino County, or the City - City of Long Beach. Currently VRBO collects and remits the TOT. So, when you are saying “remit taxes” are you referring to the TOT? Since this is collected locally, will Hospitable ever collect and remit this? Or will setting up with the state, handle it locally. When might you be remitting for CA? Thank you. I appreciate the effort you are making to seamlessly integrate with VRBO! 

@Hospitable team, it would be helpful to clarify if you are referring to state taxes, local taxes, or both.
 

Additionally are you going to publish the tax rate you plan to collect for each jurisdiction? I’d like to verify that you have the same number as I do.

 

I ask because I had an issue with VRBO collecting more taxes than was required by law which put me in an awkward position with the tax authorities and at a competitive disadvantage with other listings in my market.

Hi, few questions for you. 
 

  1. Can you explain how the flow of funds will change in this scenario? Will all funds still come from VRBO to the host, or will hospitable be sending funds to hosts?
  2. How will host pay the Hospitable payment processing fee? Will it be netted out against the payout or a separate charge?
  3. How will this impact payout reporting we get from VRBO. Currently their Payout reports breaks out the rent, taxes, commission, and payment processing fee. Will that remain or will we need additional reporting from Hospitable to see the full financial picture of each booking?

I'm not seeing any tangible benefits for my operation with this integration, especially for an additional fee. Is this integration optional?

If we DO not want to integrate:  what are our options? 

1 - Can we stay w/Hospitable or do we have to find another service like HT? 

2 - If we can stay how and what do we need to do to our set up to be sure that this integration does not occur?  There is no advantage to our business model - one size does not fit all.  This was one of the many reasons we moved to hospitable that because service was not integrated.  

3 - Are all accounts already set up and we need to contact VRBO to to request what?  

Guidance for those of us that wish to remain unintegrated would be helpful.

I have one account I’m a cohost for that is a long standing VRBO listing. They handle their own payments through Stripe. What happens to them? Is there an option to connect without Hospitable as the payment processor?

I want to be sure that all my guests go through the same verification process either with Vrbo bookings or direct bookings.  Will all of that stay the same after integration or do I have to set something else up for verification for direct bookings?

With the new VRBO integration, will we be able to pre-approve an inquiry through HOSPITABLE or will we still need to log into the property VRBO account to pre-approve and add any optional additional charges?

Does this new integration still need chrome extension. How do we know if we are on old/new integration. Is this commission structure applicable for all vrbo customers as they have different commission plans? As a beta enabled customer, do we need to do any additional config/setting changes to have this new feature?

I’ve used this before and it sucks big time! We manage many properties so had a “total experience”. I will decommission ASAP!

The Chrome Extension wasn't part of the setup for it, so I don't believe it is needed.

The Stripe integration is coming later. I plan on moving to that when it becomes available.

If it’s the Hospitable account, then we have a big issue with 1099’s, if they’re not connected to the owner of the property, and their bank account information.

You’ll be able to set a specific bank account for each property (if you would like). It is the exact same process as setting up a bank account for upsells, security deposits, and Direct Premium. If you already have bank accounts set up for Direct Premium, I don’t believe you’d need to verify them again.

  1. It goes through Hospitable under this initial Merchant of Record setup. The Stripe option will launch later.
  2. The VRBO fee will be charged with a credit card. You must enter in a credit card for them to charge the fee on.
