VRBO Official Integration: What You Need to Know

Hi everyone,

We just released a waitlist application this week.

We realized some of you are ready to jump into the integration with open arms even if we are still some bumps and missing functionality. While others need a bit more stability.

Because you don’t pay taxes in my jurisdiction, I see this only as more work for me and more expensive.  The chrome link works fine for me!  I don’t see any upside to this.  I realize this is VRBO’s fault because they won’t handle the finances like airbnb does.  But still, it isn’t a benefit!

For those that joined new integration early. Anyone had any issues with getting new bookings?  Could just be coincidence but been on for a week and haven’t received 1 single inquiry or booking on 10+ listings.  Just is odd figured I would see anyone else.  Thx

Since this removes the automatic tax payment by VRBO, I would rather stick with the chrome extension. Hospitable does not remit all of the taxes in my area and this will greatly complicate things!

I'm hoping someone can clarify how tax reporting is supposed to work when Hospitable is the Merchant of Record.

My STR is located in San Antonio, Texas. Currently, Airbnb and VRBO collect and remit Texas state hotel taxes and San Antonio city hotel taxes on my behalf. Bexar County taxes are collected and passed through to me, and I remit those separately.

Each month, when I file through the City of San Antonio portal, I'm required to report:

  • Total revenue
  • Airbnb revenue
  • VRBO revenue

As long as my Airbnb and VRBO revenue add up to my total revenue, I only owe the county tax that was passed through to me.

My confusion is this: if Hospitable becomes the Merchant of Record for VRBO bookings, am I now supposed to exclude VRBO revenue from my monthly city reporting?

I had a similar discussion regarding direct bookings through Hospitable and was told that I do not need to report direct-booking revenue through the city portal because Hospitable is handling the tax collection and remittance (state, city and county). That didn't feel quite right to me, but I hadn't had any direct bookings yet so I wasn't too concerned.

However, roughly 20% of my bookings come through VRBO, so this has become much more important. Can someone explain exactly what revenue I should be reporting to the City of San Antonio and what revenue Hospitable is reporting/remitting on my behalf?

With Stripe, that would mean the payment is processed and sent to the hosts account based on our settings, rather than after check-in, is that correct?

One of the benefits of PMS integration w/ VRBO is that when payment is collected it should go directly to the property manager when it’s collected. If a booking is say, 6 months out in a trust-accounting required state, the PM can then place those funds in an interest bearing account and earn interest ahead of the stay. This can be significant if you have many properties in your portfolio. 

Are you saying that Hospitable is holding onto all the funds until check-in?

I, too, am super bummed to find this out. 

I think they should absolutely rethink this strategy for clients on the mogul plan….or they may just lose them!

If they are building mogul for property managers, then they have to build mogul for property managers...if that makes sense!

 

Is this the case if you opt for Stripe as the payment processor? Most don’t realize how much of the OTA and other booking platforms depend on passive revenue from pre-collected customer payments prior to relaying to hosts & other users.

Exactly, but we do recommend that you keep enough funds in your stripe account to cover any potential cancelations. It also means that you get charged the Stripe fee of 2.9% even if you get a cancelation.

When Hospitable is the MoR you are only charged per completed reservation.

There's some math to be made but assume you get some chargeback on Stripe, also count the 2.9% processing fee for stripe as a fee you get even if you get cancelations.

 

On Hospitable MoR consider you only get charged the 3.9% on actual bookings, so remove your cancelation rate from the total.

 

Then check how much interest you can actually get for those days. And add the fact that you need to do all taxes yourself.

 

Numbers vary per host and the lower your chargeback rate and your cancelation rate is, the more attractive Stripe feels compared to MoR, but I do think MoR is extremely competitive.

Yeah + the operating overhead of managing that. Probably only makes sense to manage it at scale.

Hi Marina. I'm genuinely disappointed with the expectation of "switching only takes 5 minutes" versus my experience that my VRBO property has been "not live" since Monday afternoon. Using Hospitable Smarty I understand that switching can actually take 24-48 hours before VRBO comes back online. So, maybe "switching" does take 5 minutes, but final integration takes MUCH longer.

 

I’m essentially shut down on VRBO for new bookings. That’s bad for Hospitable, VRBO, and me.

is there a roll-back plan available to me? That is, take my listing back to the way it was with VRBO/Hospitable. I’m happy to give the process until Wednesday morning.

My VRBO listing is expired after I did the upgrade as per the email from Hospitable.

So it is actually worse than earlier where we could at least get bookings and reply to emails.

The support team is only via email.

I would caution any others to hold off on this for a few months till they fix the gaps.

For those who’ve completed the integration, does anyone have a workaround for VRBO discounts?  My VRBO discounts are completely gone - no weekly, no monthly, no member, no last minute, no early bird. No way to make a discount according to hospitable…and I’m guessing no coincidence I haven’t gotten a single booking. I suppose I can make a temporary workaround through my actual prices, but it’ll never be correct. I never would have done the integration had I known this was going to happen - I would have been fine not controlling the discounts from Hospitable but I’m not fine having them disappear completely.

Yes, it is unfortunate.

Is there a roll-back option, meaning “forget it, I will just stick with the current VRBO / Hospitable functionality?” I’m asking this from the perspective of a) what if they are NOT ready tomorrow and b) the post about losing discounts.

Hi Marina. I get it that VRBO is “having issues” and will provide a solution this morning. I believe you’re in Brazil, so that means around 2 more hours left in “morning.” Please understand that those who converted this week are dead in the water. That is, we’re offline. While I understand Hospitable can’t control that, I would expect:

  1. more proactive communication re: resolution progress, and
  2. what is the “plan B” to get us back online, i.e., not wait for VRBO

I’m live again on VRBO. Go to the Hospitable Properties page and refresh. I think it will tell you to publish manually. That was about 2 clicks in Hospitable. My VRBO status is now Live in VRBO.

Marina, good news - I can find my property on VRBO, and my property status is live.

The really BAD news is that I’m not showing up in VRBO search. I’ve gone to my property (as a traveler), searched for a period I know is available (and it is). But, when I search for 4BR properties in my town - I don’t show up. So, while I’m technically “online”, I’m effectively still dead in the water. No new bookings.

Mine crashed as well, my properties are down, and I have had nothing except of multiple guest issues, booking problems, messaging issues, inability to edit pricing, etc. for the 10 days since I integrated. I have spent hours and hours on the phone with VRBO. Hospitable support has been severely lacking and taking days and days to address anything. Beyond frustrating especially during peak season when I’m losing bookings. I’m considering a full disconnect until this mess can be cleaned up and the software works correctly.
