OTA payouts not correlating with owner payments

Does anyone else find that financials from OTA’s do not seem to correlate with financials in hospitable owner statements? If anyone can point me in the direction of an article which could help me with this it would be much apprieciated.

This is actually common and almost always comes down to how the two systems calculate, not a mismatch.

 A few things that typically explain the gap:

  • Gross vs net​: Hospitable owner statements show the ​gross​ reservation total by default. OTAs (Airbnb, Vrbo, Booking.com) pay you the ​net​ after their commission, host service fee, payment-processing charges, and any taxes they withhold (e.g. GST on commission, Short Stay Levy).
  • Markups​: if you've got a markup configured (e.g. the ~15–18% Airbnb markup that offsets host-only fees), the OTA's commission is calculated on the ​marked-up​ gross, not your base rate.
  • Airbnb co-host payouts​: if you use split payouts, the co-host portion is paid directly by Airbnb and won't appear in your bank deposit, but it does appear on the owner statement. • ​Revenue recognition timing​: owner statements recognize revenue on check-in (or check-out) date, while the OTA pays on its own schedule — so the same reservation can land in different months on each side.
  • Booking.com​: historical reservations have limited financial data from BDC's API, which can cause apparent gaps for older bookings.

Two practical tips:

  1. Compare on a per-reservation basis (not statement totals): open the reservation's ​Financials​ tab to see the full line-by-line breakdown.
  2. If you want the owner statement to show amounts net of the channel host service fee, set your Reservation Commission to Custom and include Host service fee in the commission setup under Owner Statements.
