Mogul: worth it? Dynamic pricing and AI messaging

Hi All,

 

I do have Mogul which was promised to be the end all be all, but currently, I have yet to be impressed with the dynamic pricing which consistently lowballs pricing despite my historically having had higher prices, having raised the based price several times, etc. For context, my properties are much higher than official comps because they are higher end and do have high occupancy despite the pricing. 

 

I own property in a college town, so we have peak dates around graduation, move in dates where parents come to help, homecoming, etc., and the historic anchoring feature should take these into account. I’ve yet to see the pricing be impacted.

 

Finally, I was drawn in by the AI messaging aspect of things which promised to intermediate on communications for peace of mind, but the messages still sound not quite like a friendly, professional person who responds in a socially appropriate way. 

 

I’m hoping that there may be tweaks in these features I’ve yet to see? Please share your hacks and observations. Thanks in advance!

Sadly for me, mogul was not what I hoped. The only mogul feature I use is owner stays. I’d love to downgrade to pro.

You don’t need Mogul for Dynamic Pricing. But I would say that if Dynamic Pricing isn’t working for you the way you would like, then there are some simple tweaks you can make. If you think it is too low across the board, you can increase the base price and the minimum price. Then, under “advanced settings” you can control Demand Sensitivity, Seasonality, Far Future Pricing, and Historical Anchoring among others. I would double check that Historical Anchoring is applying for the dates you are looking at; and if the peak dates can vary slightly, I might consider cranking up the Far Future Pricing a bit just so that you don’t get any surprises. If Seasonality isn’t reflecting what you want to see, you can create custom percentages by month.

 

I think I understand what you mean about the AI messaging. I would say that other AI messaging point solutions also don’t sound quite exactly like I do. Every message seems to sound incredibly upbeat and lengthy, for what it’s worth.
