Hi everyone 👋

I’m reaching out because I’d love to hear what others are doing to boost bookings right now.

I’m currently listed on both Airbnb and Vrbo, I had professional photos taken, the property has a ton of amenities (pool, dock, game room, outdoor kitchen, etc.), and I regularly check comps to make sure I’m not overpriced.

Even with all that, my bookings are still pretty slim. I recently started an Instagram account too, just trying to get my property seen more and hopefully drive a little extra visibility, but I know that’s a long game.

I’d really appreciate any advice, strategies, or creative things you’ve tried that helped get your calendar filled.

Here’s my listing if you want to take a peek:

Thanks so much in advance for sharing your wisdom—I know many of you have been where I am now.

Hey @Malia  - the place looks fantastic! It’s a beautiful home and backyard space with the pool, dock, and tiki umbrella!

Have you considered listing on Booking.com and creating a Direct site? You can create a Booking listing from within Hospitable and with a Direct site, you can list your home on Google Vacation Rentals.

Great you have an Instagram and are regularly checking your pricing compared to your local market. Are you using a dynamic pricing tool to automate this a bit by chance? And are you promoting your property from within or doing promos for trying to get referrals or repeat customers?

Just trying to help brainstorm a bit!
