Hi everyone,
Airbnb’s new house rules policy applies to bookings made on or after November 20 (or 2/28 per today’s townhall). It limits separate rental agreements and restricts how hosts collect guest ID and other information. A lot of professional hosts are asking Airbnb to reconsider, and I’m helping pull the real-world stories together so they can be presented to Airbnb leadership through the government relations team that I work with 2x per month. They’ve committed to bringing these statements into the official executive channels based on what we do together.
Airbnb listens to specifics far more than to general complaints. If this policy affects how you run your rentals safely, I’d like to hear from you.
Please email me at airbnbpolicy@apluswprojects.com with:
- Your name, general market (city or county and state), and number of listings
- How you use rental agreements or guest verification today, and why
- Any real incident a rental agreement, ID check, or house rule helped prevent or resolve (safety, property damage, extra visitors, parties, parking, trash, noise)
- Any law, local ordinance, permit, HOA, or community association rule that requires guest names, ages, ID, or signed terms (please include the citation or document name if you have it)
- Any insurance requirement tied to waivers or use-at-own-risk language for amenities like pools, hot tubs, bunk beds, or watercraft
- How the new policy would change your operations, and what you’d like Airbnb to allow instead
- Whether you’re OK with your story being shared with Airbnb, and whether it can include your name or should be anonymous
A few ground rules:
- Please don’t send guest names, ID images, or other guest personal information.
- Only share requirements that are real and documented. Airbnb has said it may ask for evidence, so accurate stories carry the most weight.
- Keep it factual and constructive. The goal is a version of the policy that works for guests, hosts, communities, and Airbnb.
I’ll compile everything into a summary and share it through the proper channels. Thanks for helping make this a strong, credible case.
