@Shawn I’m not an expert, or a sheet snob, but we’ve been using Utopia brand sheets from Amazon for a few years with no complaints.

They’re comfy, stains come out reasonably well, and you can buy sets in 10-packs. The comfortable-ness of our beds gets mentioned in reviews (which has more to do with the mattress, but sheets are part of it too).

Color? White - always white! A.) They’re bleachable. B.) White is the hospitality industry’s standard for evoking a sense of “clean.”

White is the color you want. As Tom mentioned, bleach-able and the hotel industry standard. Also keeping all the sheets the same color makes it easy for inventory. Most recently, I ordered Parachute Hospitality via HostGPO (I still don’t know what my overall opinion of them is). But for years I used California Design Den via Amazon (you can try Amazon Business for this). I only have been using Utopia via Amazon for duvet inserts/comforters, small towels/washcloths, pillow protectors, and waterproof mattress protector. It is also worth pointing out that that Utopia waterproof mattress protector is one that we put on top of the AllerEase Platinum Zip-Off Waterproof Mattress Protector 360 (this one is really easy to install and can also be bought at Amazon Business).

@Eli Stoughton so you double up on the mattress protector? Have you found that one or the other is not sufficient? We use Utopia for the mattress protectors as well. Very happy with them.

The AllerEase 360 is a full encasement that is a bed bug protector and goes around the bottom as well. This is required by our HOA. This “360 zip” method makes it much is easier to install (otherwise it's kinda tricky). Then my cleaner wanted to have an additional mattress protector for the top of the mattress (which I believe the Utopia does a solid job of doing) so that if it gets stained, we can just toss it and get another. Whereas of the AllerEase 360 gets stained, it's more expensive and intense to install.

@Eli Stoughton ah, I see. The Utopia mattress protector we use is a fully enclosed one but it has to go on like a pillowcase. And you're right, it's extremely difficult! Nice idea about having something on top of that as a buffer Even if the mattress protector does its job, it does get stained and it is a pain to to remove for washing or for replacement.

Are you able to stay away from that plastic-y or “windsuit pants” sound when you double up on mattress protectors?

For years we’ve enjoyed California Design Den sheets (via Amazon) and only recently have we been moving away from cotton and towards microfiber sheets (specifically CGK Unlimited via Amazon).  We made this move to reduce drying time and weight and have found them to be lower maintenance overall and a lateral move (or better) from the guests’ perspective.

For duvet covers we use Bedsure via Amazon for White and recently have been using patterned or designed duvet covers to add interest to a room and have been enjoying MooMee on Amazon.

Towels we rock hospitality grade from Costco and love that they are almost always in stock and have corresponding bath mats available.

For Mattress and Pillow protectors we use Utopia Bedding via Amazon and I love Eli’s AllerEase360 idea above!

I don’t think that is an issue, but I will have to test it out more.

I’ve found sheets work best in gray. They tend to last longer and show wear less. That said, if you have a strong laundry team, white can be ideal since it’s easy to refresh with bleach when needed.

For duvet covers, any color is fine, but I’d recommend patterns (or textured prints) to help hide oil marks and other stains that can be tough to remove.

How about pillows? We haven't standardized on those yet. Don't want them so nice that they'll get "replaced" with sweat-stained yellowed ones, but don't want the cheap ones where the filling all lumps up on one side either.
