Yes, you can technically achieve this setup in Hospitable, but it requires a workaround using the parent-child property setup, with two separate properties in Hospitable, each having different minimum night settings.
Here’s how you can do it step by step:

Create a new Airbnb listing and set its minimum stay to 30 nights.

Unlist this Airbnb property so that it’s no longer bookable on Airbnb — this way, you won’t receive bookings through Airbnb on this listing.

In Hospitable, publish your Direct Booking site using this unlisted Airbnb listing. This will enforce the 30-night minimum on your direct site.

Then, set up a parent-child relationship between your original 3-night Airbnb listing (for short stays) and this new 30-night listing (for mid-term stays). This keeps calendars synced while allowing different stay rules per channel.
Unfortunately, Hospitable currently doesn't support creating a direct booking property unless it's first imported from an OTA like Airbnb or Booking.com. If this limitation affects your workflow, I’d encourage you to upvote this feature request:

I want to make sure that unlisting the Airbnb property won’t break the connection or cause it to disappear from Hospitable. Can you confirm whether this method still works and if so, how the listing remains usable for Direct Bookings after being unlisted on Airbnb?

I can confirm that the direct listing will stay usable. Unlisting on Airbnb does nothing to your direct listing. I personally do not use this method, but we had properties live with only direct listing. Just make sure you have the availability window set. And of course, Hospitable will have an additional cost for having another property.
Thanks for laying out the steps. I actually followed this exact setup already, but unfortunately it doesn’t work as intended.
Even with the parent child structure in place and the 30 night minimum correctly set on the Direct listing, the calendar still shows shorter gaps as available, which creates confusion for guests. When they try to book, they’re blocked due to the minimum stay requirement, but from a guest perspective, it just looks broken or misleading.
This defeats the purpose of having a clean, frictionless mid term rental booking experience. Until this is addressed, either by hiding unbookable dates or clearly marking them, I can’t rely on the Direct platform to drive mid term bookings.
Appreciate you confirming the workaround, but at this point it doesn’t solve the core issue. Let me know if there’s any movement on improving how the calendar reflects availability based on minimum stay logic.
