We are considering managing STR properties for other owners in the San Antonio, Texas area.

So far we’ve only managed our own properties, so we want to make sure we’re not in over our head with expanding in terms of needing the proper licensing.

 

I know licensing can depend on state and location, but I’m curious to hear other people’s recommendations and experience with setting things up in the best manner.

I’d for sure recommend contacting your local real estate commission and ask them that question. They’ll give you a straight up answer. 

In North Carolina, short term rentals are not considered a brokerage activity if you are not handling any of the Owner’s funds. Basically, all payouts need to go directly to the Owner and they can then pay you out based on your compensation agreement. Airbnb makes it easy by letting the Owner split payments right away. You’re only touching what you’ve earned and they’re the ones setting that amount on the platform. You for sure can’t accept security deposits or put together lease agreements on behalf of the Owner. 

I’d also be especially careful with accepting mid-term/long-term stays on these platforms if you’re not licensed. There’s a point where a guest becomes a tenant and needs to go through an eviction process rather than just being considered a trespasser.
