We recently installed a Level 2 charger in one of our vacation rentals and have been toying around with different ideas. 

Who else has EV chargers at your properties? 

Do you assess an additional charge for usage?  

How has your experience been with having EV chargers at your property?

I put in a level 2 charger at my lake property a few years ago. It was essentially free at the time with the tax credit and a credit from my utility. I don’t currently charge for guests to use it. Most of my stays are only a few nights so I figure at worst it will cost me about $10-$15 of electricity when someone stays with an EV. I use it as more of a hook to attract potential guests since there is only one other property on a very large lake with a charger.


Hi Reidt, I use an EV Charger at one of my listings.  To your point, it doesn’t get used a lot, but it’s a nice ‘hook’ amenity that isn’t provided by other listings.   The cost is minimal, so overall, it’s been a positive investment at limited cost.

Fast forward 7 months and not a single guest has used it

 

Fortunately I just booked a stay for next month because of the EV charger, but currently I don’t have a plan to bill for usage but love the idea of hearing what more EV established pros are doing.


Like the others,  my EV is a marketing amenity. I have the ability to charge users, but I don’t because the electricity usage is minimal. I have had some booking where guests had EV, and it help to secure the booking, but no more then 15-20%. It’s the hot tub that really seals deal, EV are just icing on the cake.

Jeremy, I was already wondering if there is a way to charge for the charging and was going to look into a charger that might take credit cards???? Is that available? How do you charge for the usage?


We installed EV chargers at all 3 of our properties early this summer.  They have all been used a few times.  We installed Autel chargers.  HUGE pain to get set up, linked with WIFI, etc, but it does allow us to charge guests from the charge, and we do charge them.  Guests do have to download the Autel App in order to use the charger.  So far we have not had any complaints from guests.  


I put them in at all my properties in Encinitas, CA. We only allow the charger to work during the late night hours where we pay $0.20 per kWh but we bill them at $0.56 current rate at chargers.  It’s a nice have hook and we definitely get bookings from it.  The WallBox app calculates the cost of each charge and at the end of the stay I send a screenshot and have them Venmo me the amount. It’s super simple and takes 5 mins total at the end of a stay. I can also remotely lock the box after their stay.

What verbiage do you have in your listing to set expectation that usage will be billed to the guest?

We use a Level 2 Wallbox charger and the Wallbox app to monitor the electricity delivered to the car. Note, our electricity rates runs can be as high as $0.83 per KW hour depending on the time of day. We have the Wallbox charger and app programmed to only deliver during the lowest price period which starts at midnight. We charge $0.56 per KW hour for charging. We will settle up on the total amount after checkout via electronic payment.
