New bookings have stopped since end of October

I’m not sure if it’s a coincidence but ever since Airbnb enacted their policy on fees, my net new bookings have gone to zero.  I’ve not even received an inquiry.  I’ve lowered my pricing. I’ve looked in all of the insights and changes that I can make. This weekend I will be making adjustments to my listing photos to be more complementary to the winter season. 
I’m curious if there’s anyone else  experiencing this since the change with Airbnb.  Searched on my property and it still comes up as one of the top as a guest favorite. This is my only second year going into the season and it was quiet last year, but I was still getting bookings for holidays and weekends.

Thanks for any insight anyone can provide I’m just wondering if Airbnb is somewhat influencing this in the background.  But then again I’m also not seeing any VRBO bookings either

Hi ​@MyHomeKeep - where are you located? We haven’t experienced this, but it is a seasonal change (as you’ve noted with the plan for photo updates)

We have been crickets since the fee increase. We are booked out until April with the old pricing but guests to our area usually book 6 months to a year in advance. Our prices now are a lot higher than the other listings in the area. I actually contacted Airbnb to make sure we were still showing up.  We used to be on the first page guest favorite and Superhost. Our listing literally disappeared after this. Any ideas would be helpful.  I use Hospitable smart pricing and already took away all the fee increases for further out.  I think it just made our price a lot higher per night than most of the rentals not using a channel manager.

I have not experienced any issues. Presumably you’re able to go into incognito mode or private browsing mode and search for your own listings: to be able to check out where you are showing up in the search results and to make sure your pricing is competitive.

I have also experienced the same issue… when the switch happened I allowed hospitable to make whatever changes to allow my payouts to stay the same and my bookings have also gone to zero. I am about to switch it back to ensure parity across all channels. I thought maybe that was my issue, but your post is discouraging! I’ll also do a deep dive into my rates in general. Perhaps they’re simply too high with consumer uncertainty. I’m sorry my response isn’t more helpful!
