Onboarding new clients

I am co hosting and struggling with whether or not to create the accounts (Airbnb, Booking.com, VRBO) and then hand them off to the owners or have the owners create the accounts.  As a co host, I am doing the heavy listing as in creating and filling in all their information.  I guess it’s a client satisfaction question, but what have you issues have you run into doing it one way or the other?

It “also” depends on your long-term growth strategy. If you want to build a high-end brand and a strong personal profile backed by premium listings, hosting under your own account is a great move(for the good listings).

It’s a good question to ask as you build up your portfolio. There are a couple of schools of thought on this:

When you “own” the listing, the listing stays with you and can be easily sold as a part of a business, assuming the owner wants to stay on. The down side is mostly for the owner; if they ever want to self-manage or switch to a new manager, they have to start their listing over.

 

Some cohosts make not owning the listing their value pitch. The listing remains in the owners name so they don’t have to ever start over again.

 

Just decide how you want to structure the business: you own the listings, you cohost their listings, or a hybrid of both. If you’re launching their listings, you could take the approach where you charge an onboarding fee for that initial setup, which is a pretty common practice.

Great question. There are pros and cons to each approach. For you, the co-host, it can be a value prop to help get the contract. Conversely, it does make it easier to switch co-hosts/PMs. There are also some intricacies of integration with other systems that are easier when you own the listing vs being on there as a co-host.

I have done both and do prefer owning the listing.
