I’m a Superhost with a new high-end retreat property with 4 units. A recent group threw a party, caused nearly $1,500 in damages (covered by Airbnb), and then left a one-star review. Airbnb refuses to remove it!

Should I consider “rebooting” the listing? 

You recommend that you need to try harder with Airbnb to get the review removed. A quick Google search will give you good tips with the new system. 

If you only had 3 or 4 reviews on the listing, rebooting is a good idea. But for a listing with 20 or 30 good reviews, rebooting won’t be ideal, as the bad review damage will be covered by the upcoming bookings and previous reviews.

Of course, if you see a sharp decline (you must keep an eye on that) in bookings, then definitely create a new listing.

I appreciate your recommendation—that’s been very helpful. One more question: when I reboot, will the platforms recognize this and try to revert to the old listing? If so, is there anything I should do to prevent that

The one-star review will not go away unless Airbnb removes it. It will still show in your Airbnb host profile even if you unlist the property.

We have created duplicate listings, so far none have faced any account issues. But if your listing gets banned (aka suspended), then when you try to create duplicate listings, they cause trouble and suspend listing whenever hosts try to duplicate them even if they are not even on the same account.
And note, this is not a habit, just a tactic for new listings.

And in terms of prevention, you can go with different photos and addresses (based on other community hosts) 🏘️️. We have never gone that far yet, so I am not confident. If your current listing is in good standing, then you don’t need anything like different photos.

Remember, I am just a host like you, and the rules always change 🤷.
 


Post a response to the review, including Airbnb’s comments and reimbursement.   If you are a Super Host, guests will see that it’s a ‘one off’, and it will be quickly buried by other 5 star reviews.   But also petition to airbnb to have the review removed.
