First time in 2 years. No new reservations for 3 weeks for 2 properties on Airbnb or VRBO. Operate with all 5 stars reviews for 2 years. This came out of nowhere and isn’t getting any better. Competitive prices and discounts offered. I need feedback please.

+3Have you browsed your listings as a guest to make sure your dates are available, that nothing looks off, etc.? It almost sounds like your calendar is blocked or minimum night stays changed to something different.
Then again, it's possible it's purely a pricing problem. That could also be investigated by pretending you're a guest shopping in your area and seeing what other listings a guest might be more attracted to.
+1I had a friend this happened to and she finally figured out that a per guest fee had been added on by airbnb. She didn’t add the per guest fee, it just magically appeared and was adding $ to each reservation. Check your listing with a fine tooth comb. I have Rank Breeze and keep a close eye through it on our stats.
