uptick in airbnb guest questioning doing “3rd” party rental agreements and deposits

I’ve been getting a lot of people fighting back on doing them because “Airbnb “ is telling them to not do anything off platform? 3 years never had these problems until now. Always been listed I require those as well. Just odd all of a sudden, would love to know what Airbnb is feeding them from that side. Anyone else experience this?

For 4-5 years now, part of my booking confirmation workflow has been texting the guest to ask for an email to which I can send our “Welcome Packet.” Only in the last 6-12 months or so have I started getting frequent pushback from guests about that… and that’s on all 3 OTAs, but especially with Airbnb.

Not only are they getting more reluctant to share email addresses, but they’re sometimes even acting highly suspicious that I’m even texting them in the first place. 

Because of all the extra friction lately, I actually spent a few hours last night redesigning my messaging sequence to a.) give them a heads-up through the OTA that I’ll be sending them a text (as a way to reach me in case they don’t have the OTA app on their phone); b.) invite them to OPTIONALLY share their email address if they’d like an advance copy of our onsite welcome book; c.) ultimately send them the welcome book anyway if they decline to give their email address. 

The part we don’t have visibility into, as honest hosts, is how real and how convincing the scams have gotten. I don’t fault the OTAs for constantly warning guests to use caution.
