I use hospitable as a pms and pricelabs for dinamyc pricing, i have a new listing in airbnb and connect it with both, since i launch it i have problems with the pricing since even though i constantly sync it with pricelabs every day it defaults to the airbnb price, is like airbnb or hospitable is over writing the pricelabs price. I called airbnb and weren’t that helpful, they say that maybe is pricelabs fault but is not likely, i think is maybe some default setting in hospitable. The wierd thing is that it only happens with this new listing not with the others that a have already launched before this one

Following - I’m having the same issue. Support has blamed it on the 10% price gauging rule California set after the fires. In a lot of cases the price was less though so it doesn’t make sense.


Hospitable will show you the source of your price for any given day: so you'll be able to see if the source was PriceLabs, manual edit, or Dynamic Pricing. I would try checking that on Hospitable and then you'll be able to see the price that is getting pushed.

My smart pricing on/off toggle has disappeared all of a sudden and I can’t turn off smart pricing on Airbnb. I assume the any dynamic prices generated from Hospitable won’t get updated on Airbnb without turning off smart pricing.


@Eli Stoughton’s recommendation of checking what price is getting pushed is the best place to start. In this scenario the pricing info should be flowing from PriceLabs to Hospitable, and then Hospitable pushes to Airbnb. We are investigating a possible better way to handle this. The reason behind it is that your dynamic pricing software send prices in batches (ie, the entire next 12 months) and the booking platform can reject the entire batch if ONE price is above the 10% threshold higher than the previous rates.

Airbnb’s Smart Pricing is automatically disabled when you use a PMS like Hospitable, because Hospitable is the source of truth for your calendar. You can preview Dynamic pricing from your Hospitable calendar to configure an alternative dynamic pricing managed by Hospitable, and push to your Airbnb and Booking.com accounts (and Vrbo when you are ready to set yours up).

I have checked your calendar, and do confirm that your rates are being populated from Airbnb, while your PriceLabs account is connected, however we have not received rates from PriceLabs. There is probably a missing configuration step needed on PriceLabs to push your prices to Hospitable. I recommend you get in touch with PriceLabs support to be guided on the next steps.

Just went through a similar thing, so I’ll share what I figured out to fix my syncing issue. When we set up our property years ago, we had PriceLabs connected into Airbnb. Later, we decided to use Hospitable also, so we went into Airbnb and connected Hospitable. It worked, until about March 2025 for whatever reason, from which time we’ve had issues with our prices not syncing properly, and specifically with Hospitable pushing too high of prices into Airbnb that didn’t match PriceLabs. 

What I learned is that the syncing should be from PriceLabs → Hospitable → Airbnb. This seems obvious now, but it didn’t cause issues for us the way we had it set up until this year. 

I did the following to fix it on my issue - not sure if yours is the same root cause:

  1. In PriceLabs, I set up a new connection to PMS Hospitable. I went through and made all the same settings that I had in my Airbnb pricing profile. Saved and Synced.
  2. I unchecked the “Sync” in PriceLabs on the prior Airbnb connection. For now, I’m keeping it just in case, but I turned off the sync so it’s inactive.
  3. I deleted the Connection from PriceLabs in Airbnb (go into Privacy settings and then down at the bottom to Connections). The only connection I have after this change is from Hospitable. 
  4. In Hospitable, I went into my connections and re-synced my Airbnb connection (3 dots to right of the Airbnb connection).

This immediately fixed/resolved all my pricing issues. Everything seems to be matching.
