Marketing to Past Guests

I would like to harvest all of the names, phone numbers and email addresses from all prior reservations to send special offers and marketing by text and email. Does anyone have any ideas to do that? Thank you very much.

calendar is unavailable in airbnb, but available in hospittable

airbnb calendar unavailable and  said "edit availability in your property management software". But the calendar is open in hospitable, calendar is unavailable in airbnb.  airbnb say it is not their problem.I attached airbnb screenshot.  Someone please help me.

VRBO Co-Host Percentage

Hello to anyone using VRBO!This is my first booking for VRBO and I need to manually invoice the owner for my 25% Co-Host commission rate. I do not need to do this for AirBnB, because I am already set-up as a Co-Host on that platform to received my 25% commission rate plus the cleaning fee.Is anyone able to help me mirror AirBnB’s fee split for VRBO, so I can explain to the owner how I got to the 25% commission for this VRBO booking? I know AirBnB deducts the Host Service Fee (3%) and the Cleaning Fee, prior to the split and they do this off of the Host’s Payout (not what the Guest paid), and AirBnB does leave in the pet fee, for the Owner and Co-Host to split, but luckily no pet fee here.I guess my last questions other than calculating the 25% Co-Host percentage + Cleaning Fee, is if there is any way for this invoice split to happen automatically?

Consideing Airbnb non refundable option for 10%

Has anyone tried offering this option?  10% seems high, but there might be a tweak to raise your price some to offset a portion?  Any thoughts or experience with this?  Copy n paste from Airbnb:  How a non-refundable option works You set your discount, which is typically 10% off the base price in everywhere but China Your discounted rate appears in search At checkout, guests either select your standard rate—subject to your cancellation policy—or the discounted, non-refundable rate If they cancel, you keep your entire payout for all nights booked, minus the cleaning fee if they cancel before check-in A reservation would be eligible if the check-out date is within 60 days The discount is applicable if the reservation is not booked with a pre-approval or special offer

Dynamic pricing syncing issues

I use hospitable as a pms and pricelabs for dinamyc pricing, i have a new listing in airbnb and connect it with both, since i launch it i have problems with the pricing since even though i constantly sync it with pricelabs every day it defaults to the airbnb price, is like airbnb or hospitable is over writing the pricelabs price. I called airbnb and weren’t that helpful, they say that maybe is pricelabs fault but is not likely, i think is maybe some default setting in hospitable. The wierd thing is that it only happens with this new listing not with the others that a have already launched before this one

booking.com fees

Hello,I have recently starting using booking.com, however I have 2 different listings. hospitable created one instead of syncing with the one I created on the site. I am only getting bookings through my non-hospitable one. How do you collect your cleaning fees and taxes? it says it’s not included in the price for the booker but I have no way of collecting this otherwise.

how to have AI change how it refers to your property

How do I get the AI to stop referring to the property as a condominium? Every time it makes a reply for a public response to a review for Airbnb it refers to the property as a condominium.  I would prefer it use the property name or bungalow. I have made several notes in the knowledge hub but maybe I have done it wrong because it never changes.  I am also unable to edit it myself and have it publish with my corrections.

Cleaners- thank you cards

Hi everyone — I’d love to get your take on something. One of our cleaners, Krista, recently brought me a small envelope and asked if it would be okay to leave these in our Airbnb after she finishes cleaning. The envelope is labeled “For You” and contains a thank-you card with a small, inexpensive, decorative keychain. The card reads: “I hope you enjoy your stay. A little gift from the clean team. — Krista” Would you allow something like this in your listing?Does it add a personal touch, or could it confuse guests or create unintended expectations? Thanks in advance for your thoughts!
