Seeking Consultant to help me optimize Hospitable.com, AirBNB and VRBO

I am 4 months into being a host (3 beach properties) and have achieved Superhost status thru AirBNB.  We have 155 AirBNB bookings and only 5 VRBO. I’d like to hire a 3rd party review this. Also, are our descriptions, pictures and pricing strategies best for the algorithms.  Please advise as to who might be most capable to help me with this.

Congrats on Superhost at 4 months — strong signal your ops are already tighter than most.

I've been doing this for almost ten years. That 155-to-5 Airbnb/VRBO split isn’t algorithm luck, it’s almost always a listing-parity problem. VRBO doesn’t inherit your Airbnb optimization — different photo/description weighting, and it rewards calendar sync completeness and instant-book adoption more heavily than Airbnb does.

By posting here you'll likely get a wave of 1-2-unit “hobby hosts" & part-time co-hosts offering to 'take a look.’ Worth asking anyone: years operating, properties actively managed, and do they optimize per-platform or just copy/paste the Airbnb listing everywhere (that’s exactly what causes your VRBO gap).

Hi Rob, I can help with this. I run a short term rental portfolio in the Chicago area on Hospitable across Airbnb, Vrbo, and Booking.com, and I do listing and pricing reviews for other hosts. I also took first place in the first Hospitable Buildathon and third in the most recent one, so I know this platform pretty well.

On the Vrbo side, part of that 155 to 5 gap is just that a four month old listing has almost no booking history for Vrbo to rank on yet. The other part is usually content that did not carry over cleanly from Hospitable. The amenity checkboxes are the big one. Guests filter their searches on those boxes, so if yours came over empty your listing gets dropped from the results even when your description says you have everything. Beach homes are normally one of Vrbo's strongest categories, so 5 bookings across three of them tells me something is worth looking at.

We are in a market of 5000 and have 2 of the top 5 performing properties despite neither of them being top 30 properties in amenities.
