AirBnB Cohost Commissionable Base formula Hospitable uses is inherently incorrect

AirBnB cohost payouts are calculated after they deduct their host service fee from the nightly rate.  For it’s owner’s statements, Hospitable calculates the cohost’s commissionable base from the nightly rate, before fees, so the statements don’t match the payouts that land in the bank.

On top of this, if the cohost is paid out the cleaning fee, Hospitable does not account for the host service fee being deducted from the cleaning fee before it is added to the cohost payout.

I paid for rapid rollout onboarding and had help from a support rep on setting up my contracts so yes, I have the Host Fee chosen there and the example invoices match the payouts, however when I go into the invoices the fees are all out of whack.  I cannot allow the financial data Hospitable is generating into my quickbooks because it is not getting my cohost commissions right, or the amount of cleaning fees I’m collecting-- big problem.

I asked Smarty and it’s suggestion is to go into each invoice and manually adjust the numbers, which completely destroys any possibility of automating owner’s statements.

Has anyone else found an accurate way to compensate in the contract for the incorrect commissionable base formula?

I can speak to the part about how to make your commission based on the amount that's left over after platform fees are paid.

Using 20% as an example management commission rate, and a 15.5% example platform fee, on a sample $1000 booking:

Airbnb takes 15.5% → $845 left
Your 20% of $845 → $169
$169 ÷ $1000 = 16.9% of what the guest paid
Shortcut: 0.20 × (1 − 0.155) = 0.169

So in this example, on your commission agreement in Hospitable you'd want to be using 16.9% instead of 20%. That's your effective commission expressed as a percentage of the raw accommodation value.

I don't use cohost payouts on Airbnb so I can't speak confidently to the other parts of your question. Hopefully someone else can jump in on that.

Thanks a million Tom for a simple and elegant solution to a frustratingly over complicated problem!
