Dynamic Pricing & AirBnB non-refundable

What are you guys seeing for best return with using dynamic pricing, and AirBnb’s nonrefundable booking option?

 

We keep getting nonrefundable bookings during peak weekends. I think we would need to be 10% higher on most of our bookings to make up for it?

 

We’e have had nonrefundable bookings rebook in the past, but I’m not sure if it was enough to offset the discount given out on the rest of the bookings.

I went deep with Claude and ChatGPT analyzing my pricing approach and it recommended non refundable option for better conversion. This seems to be working well! Maybe a good idea to adjust platform pricing to account for that discount, but thats a tough one since the pricing engines like PriceLabs are base lined assuming zero offset.
