We are getting ready to record our next Hospitable Hosts podcast episode, and we would love to feature some of your questions there as well!

 

Our next guest is Paul Stewart. ​@Paul of Cozy Cohost is the co-founder of Cozy Co-Host, a full-service short-term rental management company he runs with his wife, Ashley. Founded in 2020 in Atlantic City, Cozy Co-Host has grown from managing a single vacation home to overseeing more than 85 properties across the Jersey Shore—and even one in Florida. With a dedicated team of over 20 local professionals, Paul and Ashley provide end-to-end hosting services for property owners, handling everything from guest communication and design to maintenance and revenue management.

Hi Paul,

Thank you for being open to questions, I really appreciate it.

  1. As a co-hosting company, how do you typically handle property-related expenses with your owners? For example, when it comes to supplies or replacements, do you cover the cost and get reimbursed, or do owners handle those directly? Or do you use their card for those types of purchases?
  2. I’m also curious how you draw the line between what falls under the co-host/property manager’s responsibilities versus what remains the owner’s.
  3. Since Airbnb doesn’t set qualifications for co-hosts, how can a newer co-host - without their own listings build credibility and work toward becoming an Airbnb-recommended co-host?
  4. Lastly, what advice would you give to someone looking to grow their co-hosting business?
