Not every property is the right fit for every portfolio.


Sometimes an owner reaches out about your management services and, for perfectly valid reasons, it’s just not a good fit: whether they need different services than you provide, the property doesn't fit within your portfolio or it's just not great timing. That same property might be exactly what another property manager is looking for.


Instead of sending owners on their way, we can create a better outcome for everyone.

  • If you decide not to take on a property, introduce the owner to us.
  • We’ll spend time understanding their goals, expectations, and what they’re looking for in a property manager.
  • Then we’ll connect them with a few top-performing Hospitable property managers who are actively looking for that type of owner or property.

As a thank-you, if the owner ends up working with another Hospitable property manager, you’ll receive a $250 credit on your account.

Send us a warm introduction by email to emily.tunggala@hospitable.com, and we'll take it from there. Not sure what to say? Here's a simple intro you can copy:

Hi [name],
While we're not the best fit for your property, I'd love to introduce you to Emily from Hospitable. Hospitable works closely with property managers (ourselves included) and can help connect you with a property manager that's a better match for what you're looking for.


We'll follow up with them quickly to learn more about their goals for their property, and share the opportunity with a fellow customer whose portfolio it would be perfect for.

I would love to be a part of that PM list here in Illinois. My listings are currently performing at 45% higher occupancy than the nearby comps so far in 2026. I was at 34% higher than comps overall for all of 2025 (81% occupancy).
