We’ve introduced big improvements for Dynamic Pricing to help your narrow in rates to ensure maximum revenue and occupancy! We also made exciting updates to Inbox AI and the trip insurance upsell, helping you create the best guest experience as possible. 

 

Dynamic Pricing

Seasonality controls for more accurate pricing 🌻

  • You’ll now see Seasonality Controls in the advanced settings
  • Choose from four options, including more conservative, recommended, more aggressive, or create custom settings
  • You can customize percentage adjustments for each month ranging from -100% to +300%
  • Easily understand and adjust pricing for different seasons

Easily anchor your pricing to historical rates for future bookings 🗓

  • You’ll now see Historical Anchoring under the advanced settings
  • Set up to three fields for pairs of days ahead and a percentage of anchoring
  • You can choose days ahead ranging from 0-730 and a percentage from zero up to +300%

Quickly add and remove rules in advanced settings ✅

  • You can now easily customize rules for far future sensitivity, historical anchoring, and last minute pricing
  • One rule must be kept, but you can have it set to 0 days and a 0 percentage change
  • We’ve added a quick reset to option where applicable

Inbox AI

Improved explanations for failed Auto Reply in the Inbox 💬

  • When an Inbox AI auto reply fails to send, you’ll now receive a detailed explanation for why it was not sent to the guest
  • The explanation will also be included as a note in the conversation, providing more context for you and your teammates
  • This will help you understand why their responses were not sent and make the necessary adjustments to your settings

Auto Reply has access to available and purchased upsells 🛍

  • Inbox AI auto replies can now proactively offer all of your upsells
  • Access to both available and purchased upsells
  • Reactively respond to upsell requests when an upsell is available

Guest portal tasks synced with Auto Reply and Suggest with AI 🪪

  • Inbox AI now has access to guest portal tasks, such as guest verification, rental agreement, and security deposit statuses
  • It will more accurately hold off on providing any check-in details until guest portal tasks are all completed

Easily turn off Auto Reply for any guest thread ⏸

  • You can now pause Auto Reply for individual threads in the reservation sidebar
  • It can be paused indefinitely or for a set number of hours
  • You have the ability to restart Auto Reply at any time for the thread

Trip Insurance

Guests can now self-cancel their purchased trip insurance 🏖

  • Guests can now cancel their trip insurance coverage directly from their portal
  • Cancellation is only available within a 15 day period after purchase or up to the day of the guest’s check-in
  • You, as the host, have no responsibility over their cancellations and as it’s the responsibility of the guest
  • Successful cancellation results in a full refund to the guest’s original payment method

Are you guys thinking on adding something that looks at your whole deck of properties to see how many of them are empty or full, to adjust pricing base on that?

Hi ​@Homelike.ca! Right now, Dynamic Pricing optimizes each listing using market demand, listing availability, and that property’s own performance. It doesn’t yet look at your whole portfolio’s occupancy to move prices up or down across all properties. But you can always submit a feature request. 💜

Wow ​@Alan Sincich the advancements in Inbox AI continue to scratch the itch of moving to Mogul. 

The single largest holdback for us is losing the ability to have direct/manual bookings at no commission (we already pay Stripe 3% or an ACH fee). That extra 1% remains the largest blocker.

Hey Anthony! Great to hear you're diggin the new Mogul features! Maybe I am confused though, how would upgrading to Mogul effect your Direct and Manual bookings? Happy to intro you to our success team so they could go over the plan with you and see how it could be leveraged to the max.

@Alan Sincich - I’m a legacy user that pays 0% on direct bookings today. If I could keep that it would remove the single largest blocker to be mogul.
