Airbnb is moving all PMS connected hosts to a 15.5% host-only fee starting October 27, 2025. This may feel like a significant change if you are currently on a split-fee model, but we want to ensure you understand what it means and how Hospitable will help you adapt.What’s changing
- Airbnb will no longer charge guests a service fee.
- Instead, you (the host) will pay a 15.5% host-only fee.
- Without adjustments, this could reduce your payouts.
How Hospitable will help
We’re rolling out new tools to keep your payouts stable:

Common questions answered
Will guests see higher prices?
Not really. Airbnb already shows guests the all-in price, which won’t change much.
Will this hurt my search rankings?
No. Airbnb ranks listings based on the final guest price. Adjusting your rates will keep you competitive.
Do I have to do this manually?
No. Hospitable will make the transition seamless. We’ll share more information on new markup functionality soon.
Build long-term resilience
While we don’t believe there is any reason for you to panic about this change, it does serve as a reminder not to rely exclusively on one booking platform. Hospitable provides:
