We sent the following email to all impacted hosts on August 29, 2025 but some hosts did not see it, so we are posting the message here for visibility.

 

 Airbnb is moving all PMS connected hosts to a 15.5% host-only fee starting October 27, 2025. This may feel like a significant change if you are currently on a split-fee model, but we want to ensure you understand what it means and how Hospitable will help you adapt.What’s changing

  • Airbnb will no longer charge guests a service fee.
  • Instead, you (the host) will pay a 15.5% host-only fee.
  • Without adjustments, this could reduce your payouts.

 

How Hospitable will help

We’re rolling out new tools to keep your payouts stable:
✅ Automatic markup: We’ll recommend an exact nightly rate increase (a markup for your Airbnb pricing) that offsets the new Airbnb fee.
✅ Flexibility: You can accept our recommended markup, set your own, or opt out.
✅ No surprises: If you take no action, we’ll apply the recommended adjustment by default, so your payouts stay consistent.

 

Common questions answered

Will guests see higher prices?
Not really. Airbnb already shows guests the all-in price, which won’t change much.
 

Will this hurt my search rankings?
No. Airbnb ranks listings based on the final guest price. Adjusting your rates will keep you competitive.
 

Do I have to do this manually?
No. Hospitable will make the transition seamless. We’ll share more information on new markup functionality soon.

 

Build long-term resilience

While we don’t believe there is any reason for you to panic about this change, it does serve as a reminder not to rely exclusively on one booking platform. Hospitable provides:

For bookings made NOW that happen after the Fee Modification Date will the increased Host Service Fee be in effect for those bookings or only for bookings that occur after the new fee structure rolls out?


It should only affect future bookings.

 

Hi Miles! How about the cleaning fees and service fees? Will Hospitable have an automatic markup for them as well?

 

We currently do not support markups for fees. Please do adjust your fees directly on Airbnb in order to make up for the changes coming. The tool we are building is going to be applicable to your base price.
