I’ll give you objective, straight-shooting feedback with a full listing breakdown.

We’re launching something new here in the Community: The Listing Clinic, a weekly series where I take a close look at a few hosts’ listings and record short video replies explaining what might be holding them back—and what changes could unlock more bookings.

Each week, I’ll review 2–3 listings and break down things like:

  • Photos, title, and description
  • Amenities and positioning
  • Review patterns
  • Booking trends and guest-experience cues
  • Pricing and competition

These are quick, practical checkups designed to give you clear insight into what’s working, what’s not, and where you can improve. Even if your listing isn’t selected, you can still learn a ton from seeing how I evaluate other hosts’ setups.

Here’s how it’ll work:

  • Every Thursday, I’ll open a thread where you can drop your listing link.
  • On Monday, I’ll randomly pick 2–3 listings from the comments.
  • I’ll record short video reviews and share them right in the same thread.
  • You can ask follow-up questions, compare notes, and apply the same principles to your own listing.

I’ll be running these checkups each week, and ​@Chris Kennedy  from my team may jump in.

airbnb.com/h/honeycomb-hideout  This is our Gatlinburg, Tennessee property. It is the rental we struggle to book the most, even though we recently updated the listing with new photos. I typically offer 20 percent off on Airbnb to help fill open nights, although I have had to adjust that discount due to the new host pricing structure. I have also used Rank Breeze twice to improve our visibility and I do believe it made a difference. We consistently receive excellent reviews, so it is frustrating that this listing is still challenging to book.

1 booking on Airbnb since the pricing change, none on vrbo this month (and going forward) & never have had a direct booking despite the cheaper fees. We stay pretty full in the summer but the market saturation has steadily lowered our rates. Need this to perform better to protect our investment.

Also noting that a big reason you want to go ahead and pre-approve guest is because when the 24 hour expiration of your approval expires we have a default message that can be sent to remind the guest that the pre-approval expired. So often a guest says “thank you for reminding me, we will go ahead and book!” we have to assume that they are looking and messaging multiple hosts

This was our very first airbnb and it used to KILL... now we are struggling to keep occupancy despite good reviews and good location. We book out for football season but its iffy the rest of the year.

I will say we had to drop the hot tub as an amenity as we couldnt get a reliable company to clean and maintain it.

The Stardust Chalet - my first BnB. Got a bit of a late start to the season anyway, but since the pricing changes at Airbnb it’s just absolute crickets.

My ABNB reservations have slowed drastically. All my future reservations are from vrbo or Booking.com.

I had a silly spiteful 3-stars overall rating although the guest gave me 5 and 4-stars on each category. I just don't why the bookings on ABNB halted when 80% of the past bookings came from ABNB.

We are new to the market and have listed cross platform. Upon going live we received two bookings through VRBO immediately but haven’t seen anything recently come through even with the upcoming holidays. It’s been silent on AIRBNB and BDC. Airbnb removed our “new listing” promo as they stated our listing was getting adequate traffic. I’ve since added some other promotions manually but doesn’t seem to have helped. We are also utilizing the Pricelabs tool as well. Any insights to help our listing would be appreciated. We are new to this and would love some advice from some of you experts! Thank you!

We bought an old historic theatre, hotel and restaurant that had set vacant for 30 years. We restored it to its former glory. The hotel still has the same name “Alexander Hotel”, but we operate it like an Airbnb. We have 7 units total. I have attached links to the 3 types of units that we have available. Studio, 1 Bed /1 Bath and 2 Bed / 2 Bath.

Hi Derek, this used to be my best performing listing and it has just tanked this year after a 3 star review on Airbnb. Winter has been tough. It’s not just occupancy levels - The ADR is also down also. Would welcome any advice.
