Welcome to Pond and Perch!

We have a 50+ acre property that we market to dog lovers and families who want to get away and still be near amenities in the Upper Delaware River corridor. We have had solid success, and people rave about our place, but my bookings have dropped off a cliff since the Airbnb adjustment. I changed up my photos to reflect winter sports and changed some content copy; I have not messed with pricing as I feel pricelabs has me at the bottom of my comfort level for pricing already (this is my slower season, but I’m running 20%+ behind last year for bookings at this time).

Hi Derek 👋,

I’m Chris, and my partner and I are brand new to Airbnb — just a little over a month in! We launched our first listing recently and have been fortunate to see steady bookings right from the start, with reservations now beginning to come in for the coming year as well.

We’re currently using Hospitable’s dynamic pricing tool, which has been super helpful so far. At the moment, we’re still manually reviewing and approving every guest, but the plan is to move to automatic approval at the start of the new year once we feel a bit more confident in how everything works.

We’ve really enjoyed watching your videos and the advice you've offered to other hosts — it’s been incredibly valuable for us as we learn the ropes. If you’re open to it, we’d be so grateful if you could take a look at our listing and share any feedback or tips on ways we can improve or optimize.

We’re just trying to learn the ins and outs of this business and set ourselves up for long-term success. Any help from you would be greatly appreciated!

Hi Derek,

We’re fairly new hosts,  we started in September, and now that it’s peak season in Scottsdale, AZ, we were expecting more consistent bookings. November was a strong month for us, but December has been much slower.

We’re listed on all major platforms, but most of our reservations still come from Airbnb. We received one booking from Vrbo and none from Booking.com.

Could you take a look at our listing and let us know what we can improve to increase bookings across all platforms?

Also, one of our nearby competitors, “HÓZHÓ Thunderbird,” seems to be performing very well. We’d appreciate any insights into how we can better position our listing to stay competitive.

On a side note:

Also, I wanted to mention something about one of your previous suggestions. In your earlier videos, you recommended allowing pets. Since this is a luxury villa with high-end furniture, we’re not comfortable allowing pets at this time due to the potential for damage and the extensive cleaning required for pet hair.

I’m not sure how much of an impact this has on bookings for a property like ours, so I’d appreciate your insight on whether “no pets” is actually a disadvantage in our market. You’re the best person to advise us on this

We’re launching something new here in the Community: The Listing Clinic, a weekly series where I take a close look at a few hosts’ listings and record short video replies explaining what might be holding them back—and what changes could unlock more bookings.

Each week, I’ll review 2–3 listings and break down things like:

  • Photos, title, and description
  • Amenities and positioning
  • Review patterns
  • Booking trends and guest-experience cues
  • Pricing and competition

These are quick, practical checkups designed to give you clear insight into what’s working, what’s not, and where you can improve. Even if your listing isn’t selected, you can still learn a ton from seeing how I evaluate other hosts’ setups.

Here’s how it’ll work:

  • Every Thursday, I’ll open a thread where you can drop your listing link.
  • On Monday, I’ll randomly pick 2–3 listings from the comments.
  • I’ll record short video reviews and share them right in the same thread.
  • You can ask follow-up questions, compare notes, and apply the same principles to your own listing.

I’ll be running these checkups each week, and ​@Chris Kennedy  from my team may jump in.

Hi Derek,

I would love to get your feedback on my Gatlinburg cabin 🙏🙏🙏

It’s a 2-bedroom plus a game room/sleeping area with double bunks and a sofabed, and it can sleep up to 10. I’m wondering if it would perform better if I capped occupancy at 8 instead.

This is my first year with the cabin, so I don’t have a clear benchmark yet. It’s been doing okay, but it does feel a little harder to book than my 1-bed, and my ADR is lower than I’d like.

I’d truly welcome any feedback or suggestions on my listing!
