Thank you for sharing the town hall. I have so many questions on the incoming Vrbo integration.
Background: I have 2 properties of my own and also co-host for 4 others (with 2 more coming soon). I currently am on the Professional Plan and use a “limited connection” with Hospitable for a couple reasons, 1) I joined hospitable primarily for the guest communications piece, 2) I have an owner that handles her own pricing for one listing and 3) I did not want to go to the Airbnb host-only structure for those using PMS. I sync Airbnb & Vrbo calendars with each other on those platforms. I’m setup as a cohost in Airbnb but for Vrbo I have to use the owners logins so I am dealing with multiple logins. I do not handle finances for my clients - property owners receive all payouts, pay their cleaners and are responsible for their taxes. I invoice them for my Vrbo commissions. However, many of them like to be as hands-off as possible so I have not invited any owners as team members in Hospitable. I use Tasks and team members for cleaners and laundry person for a few of the listings and it works well (excited about the changes coming to that area!). I recently started using PriceLabs but also have that going to Airbnb and Vrbo rather than Hospitable since I am on the “limited connection.”
Some Questions:
1. Will the “Limited Connection” be an option with Vrbo listings like it is for Airbnb listings?
2. After the new Vrbo integration, and Hospitable is the merchant of record, will you be able to setup different payout accounts for each listing? Will I have to add the owners to my Hospitable account for them to do this?
3. On the part about Vrbo collecting an owners credit card for their 5% commission, will the owner be able to put that in on their own through their Vrbo account? Or will I have to get their credit card information to put in when I do the Hospitable connection?
4. Maybe I missed it in the video, but what is the date that this new Vrbo integration will happen for all Hospitable users?
5. Taxes - Vrbo & Airbnb currently collect and remit the Florida sales & use tax. However, our county does not have an agreement with either so each owner does their filing of their local county Tourism Development Tax. We have it set up to be collected from the guest through the platform, and then it goes to the property owner in the payout. Will this work the same with Hospitable being the merchant of record?
This is all super confusing for me, so I can’t imagine how my owners are going to feel about all these changes and me trying to explain the credit card piece, Vrbo host fees, Hospitable processing fee, etc. A one sheet that helps explain everything would be helpful! I’m also wondering if, for my situation, it would be a good time to also switch to using Hospitable as a true PMS and take the plunge on the Airbnb Host-Only fee, but then I’d also have to explain that mess to my owners.
(And that leads to another question, if I did that, could I keep one listing on a limited connection for the owner that handles her own pricing?)
Is there someone that could help me work through all this? I put it here in case others have the same questions.
