These are quick, practical checkups to help you understand what’s working, what’s not, and where you can improve. Even if your listing isn’t selected, you can learn a lot from seeing how other hosts are evaluated.

What an awesome opportunity you are providing members!  I am a newer host (july) and anneven newer hospitable customer (nov).  I have an airbnb in downtown San Antonio.  According to Airbnb insights my views are about 3 times that of similar listings, and according to pricelabs my rates are at or below my competition's.  All of my reviews have been 5 star and very complimentary.  That said, I am struggling to get bookings whike my competitors dont seem to be.  Please help me figure out why!!!

I started hosting in November, and once my opening promotion ended, bookings dropped. So I’m a bit concerned. I’d really appreciate your insights on what might be affecting performance and where I can improve, especially around positioning, pricing, and guest-experience cues.

We had to start from scratch due to change of ownership - it worked well until we had promotions, but now it’s running so very slow.

I just listed this property a couple weeks ago, I have not gotten ANY activity on it. I am a host of about 40 other properties so I usually get something going. I have the 20% off promo, but only 213 views of the promo so far. Love to hear your thoughts!

I’m Chris, and my partner and I are brand new to Airbnb — just a little over a month in! We launched our first listing recently and have been fortunate to see steady bookings right from the start, with reservations now beginning to come in for the coming year as well.

We’re currently using Hospitable’s dynamic pricing tool, which has been super helpful so far. At the moment, we’re still manually reviewing and approving every guest, but the plan is to move to automatic approval at the start of the new year once we feel a bit more confident in how everything works.

We’ve really enjoyed watching your videos and the advice you've offered to other hosts — it’s been incredibly valuable for us as we learn the ropes. If you’re open to it, we’d be so grateful if you could take a look at our listing and share any feedback or tips on ways we can improve or optimize.

Derek,

New to Airbnb in Ellijay Ga!  Really looking to see how I can figure out a good base rate to put under dynamic pricing and how to optimize it so I don’t get bookings 4-5 months out with lower rates. Wish I could adjust base price over different periods, and it’s hard to tell how I compare with competitors and at the moment I’m pretty sure I’m lower,  which I'm fine for now to attract more bookings.

I do think that the government shutdown and all the economic uncertainty with tariffs, ai bubble etc has definitely effected the market a bit this fall.

Hey there,

 

I’ve been a host for a while now, but am always looking for ways to improve.

i have two listings:

Dillon, CO:

in the mountains we have shoulder season (Oct 15 to Nov 15) and mud season (March 15 to Apr 15) that are harder to book due to demand.
 

Miramar Beach, FL

At our Florida property Nov - Feb is the dead season since we’re on the panhandle and it’s not as warm as southern FL. I’ve tried using furnished finder for mid term rentals but haven’t found folks with timelines that align last couple of years.

Listing in Asheville, NC. We bounced back pretty well after Helene last fall but December is almost our slowest month this year! Jan and Feb are notoriously quiet but this feels different. Any input would help.
