This is very generous and I know we all need the help we can get. Me and my husband have been a host for 9 months now. I’ve noticed since November my bookings on Airbnb have been slow up to now. I’m starting to get more bookings on booking.com since we’ve joined their genius program in November. We’ve tried optimizing and lowering our rates too and I know for sure we’re not showing on the first couple of pages. It’s quite discouraging when we did really well our first 6 months. Hi Derek,

I’ve managed Airbnbs for my own flats and, more recently, for others. For the past four months I’ve been operating a 7-room guesthouse in Porto, with each room listed individually.

Seasonality has been very pronounced. After mid-October, bookings dropped sharply, so I adapted by renting the whole house and welcoming family groups over the holidays, which performed well revenue-wise. Since January, demand has softened again, which is expected.

I’m now looking for digital nomads for weekly to monthly stays during the off-season. To compete, rates are currently around 60-70% lower than peak pricing, as low as 30-40 euros per night. However, through research and peer advice, I’ve also heard the argument that dropping prices too much can attract the wrong guest profile, and that it can sometimes be better to protect positioning rather than chase occupancy.

I’d be very interested in your perspective on how you’d balance pricing, positioning, and guest quality in a setup like this.
