⚙️ What’s New or Coming Soon

  • AI-powered search: Guests now use natural language (“beach house with hot tub and AC”)—so listing accurate amenities is more important than ever.

  • Guest verification: Rolling out in 2025. Hosts will soon be able to accept only verified guests.

  • $1M damage protection insurance: Coming later this year, alongside existing $1M liability insurance.

  • Request-to-book improvements: Messaging guests before accepting, pre-authorization support in 2026.

  • Payments by Booking: Fraud protection, guaranteed payouts, reduced cancellations and no-shows—and no fees through 2025.

  • Length-of-stay discount flexibility: Coming to more platforms soon via Hospitable.

 

🛠️️ Managing Booking.com via Hospitable

  • New listing creation directly from Hospitable is now much easier—no more juggling multiple platforms.

  • Syncing improvements: We’re working toward Hospitable becoming the source of truth for your listings (pricing, availability, policies, content, and images).

  • Photo metadata tagging with AI to improve search results (e.g., hot tubs highlighted in relevant searches).

  • Security deposit automation: Available now via Hospitable with a 2% fee, optimized for guest experience.

  • Set the right cancellation policy: A mix of refundable and non-refundable options can boost bookings by 18%.

  • Avoid overly restrictive minimum stays: Shorter stays = higher conversion, especially for U.S. guests.

  • Payments setup is critical: After listing creation, make sure to configure “Payments by Booking” in the extranet for automated payouts.

  • Pet fees not yet automated: Communicate and collect off-platform for now, but updates are coming.
