This morning I went down a bit of a rabbit hole while waiting on client to join a meeting (which they never did join... but I at least had fun digging into data while I waited).

My goal was to figure out what my review rate was for each cabin and the average review score (for Airbnb, I can't get this info for VRBO yet). I then split this into length of stay and then went a bit further to parse it into seasons. The results were pretty interesting and resulted in some immediate changes to my messaging.

Apparently 2 night stays are my problem. The timing of my messages and the number of them are just too much for the guests. (At least that's my theory anyways - Add night before, Add night after, mid stay check in, check out instructions, et)

Overall the review rate is hitting my target of 80%, but hopefully I can improve it with the 2 night stays. I hate leaving 5 star reviews on the table.

That's a pretty awesome analysis. Figuring out what separates the five-star reviews from the ones that aren't, figuring out what the non-5s have in common, and doing something about it. It's helping you figure out more about your "ideal guest" as well. And it's amazing that you've been able to figure out that specific listings with specific stay lengths have a greater tendency to not leave a review at all. "No review" could be some people's polite way of holding back negative feedback. Or it could just be that your review reminders are getting buried, as you theorized.
