Used the Hospitable MCP to build a revenue estimator for my area

Figured I'd share this in case it's useful to someone.

I manage 35+ cabins in Lake Arrowhead and Big Bear. The thing is, most owners up here have no idea what their place could actually make. Guys self managing think whatever they're pulling is the ceiling. Owners with a big management company watch their cabin sit for three months and figure that's just how the mountains are. Nobody tells them different.

So I hooked the Hospitable MCP up to Claude and pulled our own data out of it. Reservation history, ADR, occupancy by month, property details on each listing. Then added PriceLabs market data on top and used all of it to figure out what actually drives revenue here.

That part matters more than it sounds. National estimators weigh a pool heavy because pools matter everywhere else. Up here they basically don't exist. Hot tub is the real one, and not every property can even get one installed. Same with lake rights, walking distance to the Village, pets on or off. I only know what those are worth because the numbers came from homes we run.

End result is a page anybody can use. Put in a property, get an estimated range, what you'd net after management, which amenities pay back fastest, and it flags stuff like sleeping 10 on paper with only 4 real beds.

Honestly it's turned into our best lead source.

Alex, this is a great use case — especially seeing how actively you’re applying AI not just to experimentation, but directly to marketing and lead generation.

I’m curious about what happens after the estimator generates a lead. Do you still handle the follow-up manually, or have you automated the next steps as well — outreach, qualification, follow-up campaigns, etc.?

I’m particularly interested in how far  you're taking AI beyond identifying an opportunity and into the actual execution layer.

In this case, I am only tracking the submissions. Often I send incoming leads to this page so they can see what they can be earning, I often see them playing around with it a few times. 

The reason I am trying not too make it feel too much like a lead generator to the user is so they feel comfortable sharing. I want realtors and others to use it without being bothered by gates or follow-ups. Then I can decide what I want to do with that info.

I run almost every facet of my business through AI/Claud. I have it hooked up to every system and train my VA’s to use it as well.
