Hi everyone,I was wondering if someone could tell me how to remove the ‘Inquiries’ in Hospitable? I have marked the conversations as Resolved but can’t seem to work out how to remove/delete them? Thanks! 

Is it possible to generate a 1099 for my owners in hospitable?  If not what is the best way to gather this information for my CPA? I am a co-host for 3 different owners.  I have a separate checking accounts for each owner where the revenue is direct deposited from AIRBNB and VRBO.  I do a monthly ACH to each owner for their monthly revenue minus expenses (owner report here on hospitable.) Do i send the 1099 for the Net Deposited amount (after OTA fees and taxes withheld by VRBO and AIRBNB?)

Hello, I’m pretty new to Hospitable. I own and co-host in a beach market. I just picked up two new properties from an owner/host. One of the properties has a connection with Wander, A Luxury listing platform. When Wander gets direct bookings then they manage those guests. I sent the host an invite to connect to my Hospitable account and they received an error message stating there was another PMS.I will be managing Airbnb and VRBO guests. Is there a way around this? I have tried getting response from Hospitable messages as well but no response yet. 

Hi. I am very new to Booking.com and I find the platform to just be very confusing. I had one booking through Booking.com and they already stayed at my rental. I cannot figure out if they paid or not. The reservation just says “no payment on file”. I am set up with Booking.com payments but I’m not sure it was set up at the time of booking. I also tried to call customer service and I just get a message that says “down for maintenance”. I’m not sure what I do from here.

Hello to anyone using VRBO!This is my first booking for VRBO and I need to manually invoice the owner for my 25% Co-Host commission rate. I do not need to do this for AirBnB, because I am already set-up as a Co-Host on that platform to received my 25% commission rate plus the cleaning fee.Is anyone able to help me mirror AirBnB’s fee split for VRBO, so I can explain to the owner how I got to the 25% commission for this VRBO booking? I know AirBnB deducts the Host Service Fee (3%) and the Cleaning Fee, prior to the split and they do this off of the Host’s Payout (not what the Guest paid), and AirBnB does leave in the pet fee, for the Owner and Co-Host to split, but luckily no pet fee here.I guess my last questions other than calculating the 25% Co-Host percentage + Cleaning Fee, is if there is any way for this invoice split to happen automatically? 

Hi there,Has anyone done a detailed comparison between PriceLabs and Hospitable’s dynamic pricing?Also, I’m wondering why don’t Legacy plan users have the option to simply pay extra to add dynamic pricing? Forcing a full plan upgrade seems unfair, especially considering the major differences between the Legacy and newer plans. Switching plans would be a big downgrade for me in terms of features, so that doesn’t feel like a reasonable solution.Thanks in advance for any insight!

I fired my property manager and found out that her listing of my property was suspended by Airbnb. I found out after listing the property myself after the change and received a message from Airbnb informing me they were taking down my listing saying I was circumventing their suspension. I contacted Airbnb for an appeal letting them know that I didn’t know the listing was suspended because she never told me. The customer service team didn’t really understand and would not escalate to a manager. Any help or guidance would be greatly appreciated.

Hi Community!  Question...As of 10/27, it appears Airbnb’s fee’s for hosts will be 15%.  I just need clarity on where we are now and where we are going and what this means….Today = Guest Service Fee = 11-14%.   What will this be on 10/27 or does this stay the same?Today = Host Service Fee = 2.4%.  What will this be on 10/27 or does this stay the same?Or will there be a new Fee line added with an additional 15% starting on 10/27?Thanks so much for the clarification.-Jen

Hi, I have 3 properties that I own, in Galveston, TX and are on Airbnb and VRBO. They are in my personal name. I want to move these into a LLC that I recently formed and move my business to LLC. Any suggestion how do I do this on Airbnb & VRBO Platform ? Should I create new listings there & block any new bookings ? Appreciate any suggestions from someone who has done this before. 

I need some tips to book quickly or adverting tips to get more booking any help and support will me much appreciated 

I have recently moved from a cleaner I hired on Turno to one who I hired privately.  My question is there an integrated app or way to have them be able to complete a checklist similar to what my previous cleaner was doing on Tunro.  I am aware there is something you can build inside hospitable but my current understanding is the are unable to actually check things off or provide pictures or feedback.Thanks in advance. -Jay

What is the best way to complete this? Does Hospitable have a native integration with GHL? I’m considering using Webhooks of Zapier. Curious as to if anybody has done this yet. Thanks in advance. 

I switched a guest from one property to the next on Airbnb.  Now both apartments are blocked off in Hospitable.   When I go to open nights in Hospitable for the property that still remains blocked off, it allows me to save the open nights. (Check in and check out is grayed out).  The calendar remains blocked off in Hospitable.  How can I open up the blocked off property in Hospitable. 

Is it better to ignore the spam from Airbnb or use AI to reply? Requests to rent for a month and take convo off platform.

Since video attachments are now available through Airbnb messaging, video attachments would be so helpful to have this functionality available in the hospitable inbox and the API, in addition to the existing image attachment. 

At the moment, using the Hospitable API messages can only be sent from the listing owner. But in the inbox you can send from any authenticated user. It would be extremely helpful to send from different users, let's say the co-host for that day, to keep the continuity and prevent messaging from different people. Our guests mention it sometimes. 

I recently shared a request with Support to create some form of confirmation where a guest can alert host to the fact that they have checked out and left the property. Recently, we had a morning check out and new guest coming in that same afternoon. The classic scramble to clean the house in just four hours. Come to find out, the morning guest had an early flight and checked out very early, it would have been great to know this, and the fact that we had a few additional hours to prepare the house for the next guest. Does anybody have a solution for this, aside from asking the guest to send a message when they leave the property? So much of the booking process and stay is logged, it would be nice if there was a more formal way to log the fact that guest is checked out, and host has been alerted.

I’m looking to set up my direct booking site exclusively for mid-term rentals (30-day minimum stays), while keeping my Airbnb calendar settings at a 3-night minimum.The last time I tried to configure this, the 30-day minimum setting on the direct site also applied to my Airbnb listings through calendar sync. Can you confirm if there’s a way to separate these settings so that:    •    The direct booking site enforces a 30-day minimum stay, and    •    My Airbnb calendar remains at a 3-night minimum?I’d like to use the direct site for corporate housing and longer stays while continuing to host short stays on Airbnb.Thanks in advance for your guidance on how to make this work.

Hi all. We have the need to generate a guest pass for guests staying at one of our properties. We send the pass to the guest as a PNG or JPG file. They then show the Guest Pass to the restaurant staff and others, allowing them to enjoy their complimentary breakfast buffet (it’s amazing!) and access other benefits at this luxury location.Today, I have the Guest Pass template in Google Slides and manually copy and paste information from Hospitable about the booking over to the template. I need to move over:Guest NameCheck-in DateCheck-out DateNumber in PartyI would LOVE to do this programmatically! Manual copy and pasting is time-consuming and error-prone. Hey everyone!I have three properties on Airbnb and Hospitable. I have a 2 night minimum stay for all of them, but Airbnb only enforces this for one of the three properties. Even though the Airbnb app says and maintains 2 night minimum for all three listings, for two of the three listings, guests can still request and book for a single night. What is going on, and is anyone els experiencing this??

Hello everyone.We have situation when guest decided to leave the accommodation after two night staying (reservation was for 3 weeks). Guest cut off water in the apartment, sent that to Airbnb and said they don't have water. They also complained that the property doesn't have parking (we explicitly mention that the property is located in historical centre without parking on the listing page, at the moment of the reservation and five days before arrival). And also that the property does not have aircons in each bedroom - again this is historical building and putting aircons everywhere was not possible when we were doing renovation.Guest also left us one star review on Google Maps and Airbnb.So the Airbnb altered reservation and withheld the payout without any consultation with us. We got just a cleaning fee and two nights instead of full reservation for three weeks.We appreciate your suggestions how to deal with that. Thank you.

I am new to hosting and have a potential guest with a failed verification. The recommendation is to host the guest but the review does state 15 accounts. Should I be worried? Can i enforce a security deposit? I can’t afford any downtime in guest turn around as it is peak season and have back to back bookings. What’s the best way to hand a guest in this situation? Appreciate any suggestions or tips. TIA

airbnb calendar unavailable and  said "edit availability in your property management software". But the calendar is open in hospitable, calendar is unavailable in airbnb.  airbnb say it is not their problem.I attached airbnb screenshot.  Someone please help me.
