Airbnb recently changed to a host-only service fee of 15.5%. To protect your payout, Hospitable automatically made a one-time adjustment to your Hospitable-managed fees, ensuring you still net the same amount after host service fees are deducted.You can change your property fees anytime by navigating to the Property → Pricing → Fees tab.We've also made an important change to how we report guest fees on Owner Statements and Invoices. 🔍 What’s changing Owner Statements will now show net income from cleaning fees, pet fees and other guest fees after host service fees are deducted. (Previously, we showed the gross amount the guest paid.)This paints an accurate picture that’s in alignment with how host service fees are charged — on both the nightly rate and every guest fee. On the previous Town Hall we discussed that Markups will now be applied to all fees instead of applying it only to Base Price. The reason for this change is because platforms (Booking, Airbnb, Direct Premium, VRBO) charge commission from all the fees, not only the base price. As some of you know, I'm currently working on a way for Hosts to be able to manage all their fees from Hospitable and have them synced to all platforms but I wanted to get some feedback from you first: Do you currently have a setup in which your cleaning fees are drastically different between platforms? Spoilers:

The guest portal is getting a glow-up that helps you collect guests' correct contact information. There are also improvements to help transition to Airbnb's new host-only fee structure and to our ID verification solution. Guest PortalGuests fill in a check-in form task 📋The task asks for basic contact information, including name, email, and phone number It also contains two checkboxes asking guests if their information can be used for stay-related information and/or marketing purposes This will ensure the guest information collected is correct and avoid issues with other guest portal interactions It will appear as the first task for guests to complete and is available for Direct and non-Direct bookings as long as there is another check-in task pending, like a rental agreement You can learn more about the check-in form in this

What is going on with Airbnb change in fees?Starting October 27th, Airbnb is transitioning all PMS-connected hosts from the split fee to their 15.5% Host Only Fee. If you don't adjust your rates to compensate, you're effectively taking a 14-18.4% pay cut on every booking (depending on your current markup rates).
